Job Description

Summary of the
Position:
The Property Operations Administrator (POA) assists with the day-to-day activities of the property(ies) including working with on-site building personnel and contractors. The POA preferably should have knowledge in the areas of construction, tenant relations, preventive maintenance, HVAC, fire/safety, cleaning, and security.
Essential Duties and Responsibilities:
Respond to tenant service requests. Assist with the preparation of contract service agreements according to specification. Assist in coordination of contractors and construction work to ensure consistency with building rules and regulations. Coordinate tenant relations and service programs. Maintain property records, permits and insurance certificates. Review and code monthly payables. In coordination with accounting, prepare tenant back charges for services performed by in-house and outside contractors. Assist with contract bidding and negotiation process. Collect tenant Certificates of Insurance as needed. Assist accounting staff in monitoring financial performance and preparing monthly reports. Perform other duties as assigned.
Requirements and Competencies:
Prefer college degree. Prefer real estate experience including knowledge of building systems, HVAC, energy management, fire/sprinkler, electrical and telecommunication systems. Requires good verbal and written communication skills. Must possess critical-thinking ability and problem-solving skills. Must be a motivated, self-starter, and organized individual able to handle the details of multiple projects. Must be able to effectively interact with employees, contractors, vendors, and clients. Must have strong Word and Excel skills.

$65,000.00 - $75,000.00 per year
