Our client is a well‑established consulting organization operating nationally within the architecture, engineering, and construction space. The firm advises real estate owners, investors, and lending institutions across all phases of a building's lifecycle, delivering objective evaluations and practical guidance on complex property and construction matters. Position Overview An experienced Associate (Registered Architect or Licensed Engineer) is sought to join the firm's Southern California practice. The position is based out of a Huntington Beach office and follows a hybrid work model, with a consistent in‑office presence early in the week and flexibility for remote work and field assignments thereafter. This role centers on the assessment of industrial and commercial real estate assets , including office buildings, high‑rise multifamily properties, hospitality, retail, and mixed‑use developments. It is an excellent fit for a senior‑level professional who enjoys balancing hands‑on site work, technical analysis, and direct engagement with clients. Responsibilities Evaluate existing building conditions, construction quality, and system performance Conduct on‑site inspections of commercial properties and document observed conditions Review structural elements, building envelope, roofing systems, mechanical, electrical, plumbing, and site features Capture and organize photographic documentation of key systems and deficiencies Assess remaining useful life, deferred maintenance items, and future capital needs Examine maintenance logs, inspection records, certificates of occupancy, and related documentation Analyze construction drawings, specifications, contracts, and project budgets Develop clear, professional reports for clients, including detailed Property Condition Reports (PCRs) Translate technical findings into actionable insights for non‑technical stakeholders Support and strengthen ongoing client relationships Coordinate with project teams and provide leadership on select assignments Travel throughout the region for site visits, averaging 30-50% of the role Qualifications Bachelor's degree in Architecture or Engineering Active registration as an Architect (NCARB) or Professional Engineer (PE); candidates nearing licensure may also be considered At least 10 years of relevant experience in architecture, engineering, or building consulting Broad technical knowledge of commercial building systems and construction practices Understanding of construction delivery methods and contract structures Familiarity with applicable state and regional building codes Additional experience is beneficial in areas such as: Property condition assessments for real estate transactions Building forensics or remediation consulting Commercial building design, construction, or facility operations Repair and capital improvement cost estimating Accessibility compliance (ADA and Fair Housing) Construction administration Application Interested candidates are invited to apply by submitting a resume that highlights relevant experience and credentials.
