QuadReal USA Services LLC, Santa Monica, CA seeks Senior Vice President, International Real Estate - Responsible for sourcing acquisition/development opportunities and investment management of joint venture, separate account and direct investments managing large-scale real estate transactions with institutional organizations of at least $2.5B in total gross transactions. Negotiate term sheets and legal documents related to formation of equity joint ventures, financing and funds and negotiate new investment opportunities including term sheets, LOI's, JV documents and tax and legal structuring. Recommend approval to Managing Director and President. Manage the Investment Committee process including overseeing preparation of the Investment Memo and presentation to senior management related to originating investment and divestment opportunities. Conduct site inspections, market research and property due diligence in target markets on real estate portfolios, individuals' assets, partners, and operating companies in order to ensure risk is adequately identified and mitigated and oversee the underwriting and due diligence process through closing. Working in conjunction with Asset Management, provide oversight of existing Americas portfolio, including development projects, with regular performance updates, operations, valuations and capital budget reviews. Ensure alignment of international program with QuadReal's real estate strategic plan, goals and objectives. Actively manage development projects including manager and contractor oversight using tools including Argus and Excel, to model complex waterfall and JV structures for assets over $10B across different asset classes real estate investment opportunities in order to determine financial feasibility and returns relative to risk. Review and manage the internal real estate group risk management and approval processes for international real estate investments. Ensures compliance with QuadReal's real estate policy and investment guidelines. Provide regular internal reporting and present to senior management and the Board of Directors as required provide investment recommendations and expertise in commercial real estate, specifically data centers and industrial/warehouses across USA and Mexico. Monitor and regularly assesses external managers as to investment performance, risk management, financial controls, and efforts to perform as a responsible property investor. Will travel 15% US and/or N. America to meet w/current & potential partners and touring real estate assets/properties and visiting other corporate offices.
