Job Description

IG Development LLC is a real estate development firm seeking a highly proactive and hands-on Financial Controller to build and lead the company's internal financial and business operations infrastructure. This role will take ownership of day-to-day accounting and finance functions currently supported by external firms while designing and implementing scalable processes, controls, and financial frameworks to support growth. The ideal candidate is a builder and problem-solver who thrives in an entrepreneurial environment and can operate independently. This individual will serve as a key partner to ownership by anticipating financial needs, managing cash flow, and removing operational burdens, allowing the owner to remain focused on sourcing and executing new development opportunities. Real Estate/Construction Accounting & Financial Management Oversee and perform all core accounting functions including General Ledger, Payroll/Subcontractor payments, Accounts Receivable, Accounts Payable, and bank reconciliations. Cash Flow Management & Forecasting Develop and maintain short- and long-term cash flow forecasts across multiple projects and entities to optimize cash flow Actively manage liquidity, ensuring alignment with construction schedules and capital needs Provide ownership with forward-looking insights on project-level and company-wide cash positions and any funding gaps forecasted Tax, Insurance, Compliance & External Coordination Act as liaison with accounting firm, banks, legal counsel, insurance companies, and contractors on day-to-day business operational needs Coordinate with external CPA firm on tax filings and year-end reporting Ensure compliance with all financial, regulatory, and lender requirements Process Development & Infrastructure Design, implement, and continuously improve financial and administrative processes, including financial reporting packages. Establish internal controls and documentation standards Evaluate and implement accounting and project tracking systems Build a scalable framework that supports company growth Owner Support & Problem Solving (CRITICAL FOCUS) Serve as a trusted, solutions-oriented partner to ownership Proactively identify issues and present actionable solutions (not just data) Anticipate operational and financial needs before they become problems Take ownership of financial and administrative burdens so the owner can focus on deal sourcing, strategic growth, and developing relationships Initiate and process pay applications (AIA draws) in line with lender and contractor timing and compliance requirements Maintain detailed job cost accounting to track and analyze budgets vs. actual performance by project Track sources and uses of funds by project and entity Prepare timely and accurate monthly, quarterly, and annual financial statements Qualifications Required Bachelor's degree in Accounting, Finance, or related field 5-10+ years of relevant experience • Proven expertise in cash management, account reconciliation (including balance sheet reconciliation), and account analysis. • Proven expertise in cash management, account reconciliation (including balance sheet reconciliation), and account analysis. Excellent understanding of technical accounting concepts including debits & credits, double entry bookkeeping, and complex transaction processing. Demonstrated ability in financial report writing, forecasting, budgeting, and variance analysis. Strong analytical skills combined with high attention to detail; capable of interpreting complex financial data accurately. Exceptional organizational skills with the ability to manage multiple priorities in a fast-paced environment. $75,000.00 - $105,000.00 per year
