Job Description:
The VP of Finance / Controller provides strategic, operational, and financial leadership across a diversified portfolio that includes multi-unit retail fitness operations, property management entities, real estate development projects, and investment partnerships. This executive oversees finance, accounting, sales performance, and operational financial management to drive profitability, manage risk, and support scalable growth. The VP / Controller partners closely with executive leadership, operations, development, and general management teams to deliver strong financial governance and execution. This individual is expected to bring entrepreneurial thinking, disciplined judgment, and a hands-on leadership approach while serving as a role model for the broader leadership team.
KEY RESPONSIBILITIES
Financial Strategy & Enterprise Leadership
  • Lead and oversee all financial, accounting, sales, and operational finance functions
  • Develop and execute financial strategies that protect assets, drive profitability, and support long-term growth
  • Prepare and manage budgets by entity, including monthly reviews, variance analysis, and action planning with management
  • Draft financial plans, forecasts, and sales targets; partner with operations leadership to ensure alignment and accountability
  • Assist with multi-year growth initiatives, including organizational structure, operational scalability, and revenue planning Performance Management & Accountability
  • Conduct daily and weekly financial reviews to ensure accountability to budget and performance targets
  • Guide general managers and operational leaders through budget adherence and performance improvement plans
  • Review and oversee monthly action plans for each entity
  • Monitor financial performance of tenants, partners, and joint ventures to ensure low-risk partnerships Cash Flow, Accounting & Financial Controls
  • Review and monitor cash flow daily and initiate transfers as required
  • Review and approve invoices and oversee accounts payable
  • Manage AIA pay application processes for construction projects
  • Assist with monthly reconciliations and budget-to-actual reporting
  • Prepare, process, and distribute 1099 filings
  • Write and maintain accounting and payroll policies and procedures
  • Respond to regulatory inquiries and audits Real Estate Development & Project Oversight
  • Create and maintain development pro formas, sources and uses, and projections
  • Conduct financial due diligence for acquisitions, mergers, and developments
  • Oversee project schedules and critical path milestones
  • Support design, permitting, bidding, and contractor selection processes
  • Review change orders and additional service requests
  • Communicate project status, risks, and milestones to stakeholders Investor, Lender & External Relations
  • Support investor relations and payment processing
  • Prepare PPMs, subscription agreements, and filings
  • Draft executive, investor, and lender presentations
  • Serve as financial liaison with banks and external partners Risk Management, Compliance & Administration
  • Manage corporate insurance programs and renewals
  • Maintain compliance, corporate, and employee records
QUALIFICATIONS
  • 5-10+ years of accounting and finance experience, preferably in real estate, development, or private equity
  • CPA and/or Master's in Accounting preferred
  • Familiarity with AIA contracts, financial statements, appraisals, and pro formas
  • Ability to manage multiple projects and meet deadlines
  • Strong communication, decision-making, and organizational skills
REPORTING RELATIONSHIP
Reports directly to the Chief Executive Officer
