Job Description
Implement and enforce treasury controls:
dual approvals, MFA/access controls, positive pay (as applicable), vendor bank verification, and audit trails. Maintain bank account inventory, signer lists, and periodic access reviews. Support liquidity reporting (weekly cash summary and/or 13-week cash forecast if applicable). AR/AP process leadership and internal controls Own AP workflow standards: invoice intake, coding, approval routing, payment runs, and vendor master controls.Strengthen AR discipline:
billing (if applicable), collections visibility, write-off approval, and aging accuracy. Build SOPs and enforce Delegation of Authority (DoA) for invoices, payments, write-offs, and journal entries. Audit, tax and external stakeholder support Serve as primary accounting lead for annual audit/review and lender reporting requirements. Coordinate with external tax providers; ensure tax packages, K-1 support, and entity-level schedules are complete and timely. Maintain debt schedules, escrow/reserve tracking, and covenant reporting support. Systems and process improvement Own accounting systems administration and process design (chart of accounts governance, user permissions, workflow controls). Improve reporting automation and reduce spreadsheet dependency through standardized templates and controlled data flows. Partner cross-functionally to implement scalable processes as the platform grows (new entities, new projects, new assets). Qualifications Bachelor's degree in Accounting/Finance 7+ years progressive accounting experience; at least 3 years managing a close process and leading teams. The Controller owns the integrity, timeliness, and scalability of the company's accounting and financial reporting across a multi-entity real estate platform (corporate, development, construction/WIP, and property accounting). This role leads the month-end close, enforces internal controls, maintains clean books and reconciliations, and produces decision-grade reporting for ownership, lenders, and (as needed) investors. The Controller is also a key operator in building "institutional-grade" processes, systems discipline, and audit readiness. Core Responsibilities Financial close, reporting and accounting integrity Own the monthly/quarterly close across corporate and property entities, including close calendar, task ownership, and review workflow. Prepare and/or oversee financial statements (IS/BS/CF) with consistent classifications and supporting schedules. Maintain GAAP-consistent accounting policies (revenue recognition, accruals, reserves, capitalization, fixed assets). Ensure accurate intercompany accounting, allocations, and eliminations where needed. Establish standardized monthly reporting packages (variance narratives, KPI tie-outs, and key drivers). Property accounting & integration with Property Management Oversee property-level accounting accuracy: rent/AR, concessions/adjustments, delinquency reserves, vendor payables, and month-end accruals. Ensure clean alignment between property management system outputs (rent roll, occupancy, delinquency, leasing activity) and the GL. Improve discipline around coding, approvals, and supporting documentation from on-site/PM teams. Development, construction & WIP accounting Lead WIP/job-cost accounting processes: cost coding standards, commitment tracking, accruals, and variance visibility. Own the capitalization policy and ensure consistent treatment of soft costs, GC costs, and capital improvements.
