Job Description
Job Summary We are seeking a dedicated and energetic Administrative Specialist focused on Affordable Housing and Tax Credit programs to join our team. In this vital role, you will manage and coordinate various aspects of affordable housing initiatives, ensuring compliance with federal, state, and local regulations. Your proactive approach will support property management teams, facilitate resident services, and ensure smooth operations within the complex landscape of affordable housing programs such as LIHTC (Low-Income Housing Tax Credit) and Section 8. This position offers an exciting opportunity to make a meaningful impact by helping create sustainable, accessible housing options for diverse communities. Responsibilities Oversee documentation and compliance related to LIHTC, Section 8, Fair Housing regulations, and other affordable housing programs. Coordinate with property management teams to ensure timely submission of reports, certifications, and audits. Assist in tenant screening processes, including verifying income eligibility and conducting negotiations with applicants and landlords. Maintain accurate records using property management software such as Yardi or OneSite; track rent payments, lease agreements, and resident information. Support crisis intervention efforts by addressing tenant concerns related to landlord-tenant law or social issues through motivational interviewing and social work techniques. Collaborate with stakeholders to resolve disputes or issues involving tenants, landlords, or service providers through effective negotiation and crisis management strategies. Stay informed about updates in Fair Housing regulations, Section 8 policies, and other relevant legal requirements to ensure ongoing compliance. Requirements Proven experience with LIHTC programs, Section 8 housing vouchers, or similar affordable housing initiatives. Strong knowledge of landlord-tenant law, Fair Housing regulations, and Section 8 policies. Demonstrated skills in negotiation, crisis intervention, and conflict resolution within a social work or property management context. Familiarity with property management software such as Yardi or OneSite; proficiency in data entry and record keeping. Excellent communication skills with the ability to motivate residents and negotiate effectively with landlords or service providers. Background in social work, addiction counseling, or related fields is a plus for addressing resident needs holistically. Ability to handle crisis situations calmly and efficiently while maintaining compliance with all legal standards. - Works under the direction of the Property Manager to lease units and assist clients.
- Builds good relationships with residents, vendors, and co-workers; exercises sound judgment and discretion.
- Ensures consistent application of Resident Selection Policy and compliance with regulations.
- Maintains accurate resident files and stays updated on policies through training.
- Calculates rents, identifies income discrepancies, and makes rent adjustments.
- Markets units to maintain high occupancy, following approved marketing plans.
- Manages waiting lists, reviews applications, conducts property tours, and ensures program compliance (HUD, Tax Credits, etc.).
- Handles move-ins, lease agreements, and related paperwork.
- Prepares reports, processes recertifications, and supports leasing office operations.
- Ensures resident compliance with lease terms and reports property issues.
- Maintains positive relationships with residents and adheres to Fair Housing laws.
- Performs administrative, compliance, marketing, and lease-up duties as assigned.
- Requires experience/training in property management; knowledge of policies, regulations, and software (e.g., MS Office, MRI software a plus, YARDI).
- Demonstrates problem-solving, communication skills, and understanding of financial and marketing principles.
- Works in varied environments, often outdoors, and may deal with difficult situations or individuals.
- Requires travel to property sites; physical demands include sitting, standing, and adapting to changing conditions.
- Management reserves the right to revise duties as needed.
Pay:
$20.00- $30.
