We are seeking a hands on, dedicated Building Operations Maintenance Manager to oversee all building systems and maintenance operations for a 170-unit mid-rise residential assisted living property. A Hands ON supervisor, not just a supervisor of others. This is a hands on leadership role responsible for the mechanical, electrical, and plumbing (MEP) systems, preventative maintenance, and overall physical integrity of the building. Responsibilities Oversee daily maintenance operations to ensure all facilities are well-maintained and compliant with safety standards. Perform and supervise preventative maintenance programs. Troubleshoot and resolve complex building systems. Ensure compliance with local, state safety regulations and equipment documentation. Perform and oversee plumbing repairs, including leaks, clogs, fixture replacements, and preventive pipe maintenance. Respond to emergencies as needed, on call. Manage, repair, and maintain HVAC systems , including performing regular inspections to ensure optimal performance and comfort for residents. Utilize TELS for tracking maintenance activities, scheduling repairs, and documenting compliance tasks. Maintain service records, logs, building standards. Supervise and train maintenance staff, effectively coordinating their work assignments. Conduct routine inspections of buildings and grounds to identify maintenance needs, prioritizing urgent repairs in plumbing and HVAC. Develop and implement preventive maintenance programs for plumbing, HVAC, electrical, and other critical building systems. Maintain accurate records of repairs, inspections, and ongoing maintenance activities. Collaborate with nursing, dietary, and administrative teams to support facility needs and ensure resident safety.
Qualifications Proven experience in building maintenance or facilities management, preferably in healthcare, assisted living, or skilled nursing settings. Strong knowledge of plumbing systems , including repair, installation, and troubleshooting. HVAC certification required; strong knowledge of heating, ventilation, and air conditioning systems. Proficient in using TELS or similar computerized maintenance management systems (CMMS). Excellent leadership skills with experience supervising a team. Solid project management skills with the ability to prioritize tasks effectively and respond to emergencies. Knowledge of safety, health, and regulatory compliance standards in senior care settings.
