HOME MANAGER (HOM) REPORTS TO
OWNER REPRESENTATIVE
(OR) JOB SUMMARY
The Home Manager is responsible for ensuring that all vacation rental homes meet the high standards of quality and guest satisfaction expected at Cinnamon Shore. This role reports to the Owner Representative and involves coordinating and organizing vendors and maintenance technicians, inspecting properties after any work is completed, and conducting thorough inspections following each guest's turn. Additionally, the Home Manager performs twice-monthly inspections when properties are not rented and conducts a third quality check after each guest departure. This role is essential in maintaining the condition and appeal of properties, ensuring a seamless and elevated experience for both homeowners and guests. KEY FUNCTIONS
Portfolio Management:
Oversee the maintenance and upkeep of a portfolio of vacation rental homes valued at $135 - $175 million, ensuring consistent quality. Property Inspections:
Inspect properties for appearances, organization, qualitative requirements, cleanliness, repairs, and maintenance. Conduct daily inspections of rental homes to ensure they meet Cinnamon Shore's high standards, including after every guest departure, work completion, and during vacancies. Perform two additional property inspections per month if the home is vacant. Spot Checks:
Spot-check rental units to ensure they are being maintained according to Cinnamon Shore Vacation Rental (CSVR) standards. Issue Reporting:
Identify and report any issues found in the home to the Owner Representative, who then communicates with the homeowner. Vendor Coordination:
Meet with vendors and maintenance technicians, ensuring work is completed to standard and within agreed timelines. Conduct vendor meetings and escort vendors on-site as necessary. Unanticipated Changes:
Determine the course of action for unanticipated changes in day-to-day operations and adjust plans as necessary. Reporting and Documentation:
Maintain accurate records of inspections, vendor activities, and property conditions in Breezeway. Keep all essential information updated in the Master Homeowner (HOM) file in Drive, including inspections completed. Curate reports for maintenance tasks, housekeeping tasks, and cosmetic/aesthetic conditions. Build and maintain property profile in Breezeway. Field-Based Operations:
Spend the majority of the day in the field, visiting properties, meeting with vendors, and addressing on-site issues promptly. Inter-Departmental Collaboration:
Communicate regularly with housekeeping, front desk, and maintenance teams to coordinate seamless operations, resolve issues, and prepare homes for incoming guests and owners. Quality Control:
Perform additional checks and follow-ups to maintain consistency and uphold the quality expected by homeowners and guests. Photography Staging:
Stage existing homes for photography to enhance their appeal for promotional purposes. Maximizing Owner ROI:
Committed to enhancing owner satisfaction by implementing strategies that optimize rental income, reduce costs, and increase the overall return on investment for each property. SKILLS:

Proficiency in using property management software like Breezeway for maintaining property profiles and records. EDUCATION
High School Diploma or Equivalent:
Basic requirement for entry-level roles. Bachelor's Degree (Preferred): A degree in Property Management, Hospitality, Business Administration, or a related field is often preferred for higher-level management positions. WORKING ENVIRONMENT
Field-Based:
Majority of the work is conducted on-site at various properties, requiring travel within the portfolio area. Collaborative:
Regular interaction with housekeeping, front desk, maintenance teams, and vendors. Dynamic:
Fast-paced environment with frequent problem-solving and adaptability required due to varying property conditions and guest and owner needs. PHYSICAL CAPABILITIES
Mobility:
Ability to move between properties, including walking, climbing stairs, and potentially lifting or carrying items (up to 40lb) as needed. Inspection Work:
Capability to perform detailed inspections, including bending, kneeling, and reaching. Field Work:
