This role is ideal for a strategic leader who combines operational excellence with exceptional service delivery, strong financial acumen, and the ability to partner effectively with Boards of Directors, residents, and vendors. The General Manager serves as the senior on-site leader, responsible for the overall performance, culture, and success of the community. Key Responsibilities Community & Governance Oversight Develop a comprehensive understanding of all governing documents, including CC&Rs, Bylaws, Rules, and Policies, and ensure consistent compliance. Serve as the primary liaison to the Board of Directors, providing professional guidance, recommendations, and proactive leadership. Prepare board meeting agendas, comprehensive board packets, and supporting materials that enable informed decision-making. Attend and actively participate in Board and committee meetings, including preparation of accurate meeting minutes. Administer the annual meeting and election process in compliance with governing documents and applicable law. Support Board sub-committees and maintain seamless communication between committees, management, and the Board. Operations & Building Management Oversee all day-to-day operations of the high-rise, including building systems, common areas, amenities, and resident services. Conduct regular inspections of the building, exterior, common areas, and mechanical systems, ensuring timely maintenance and repairs. Ensure all life-safety, fire, and emergency systems are fully operational, documented, and understood by staff and residents. Maintain and enforce preventive maintenance programs for critical systems such as fire and life safety, elevators, HVAC, boilers, pumps, security, and access control. Respond to homeowner and resident inquiries related to maintenance, compliance, and architectural requests with professionalism and urgency. Identify opportunities to enhance service delivery, resident experience, and operational efficiency. Financial Management Monitor the Association's financial position and present clear, accurate monthly financial reports to the Board. Approve, code, and review vendor invoices in accordance with contracts and internal controls. Solicit, analyze, and present competitive bids for major projects and vendor services. Prepare annual operating budgets and reserve disclosures, ensuring timely distribution to ownership. Coordinate annual CPA audits or reviews and ensure tax filings are completed and distributed within required timelines. Guide Boards in short-term and long-range financial and operational planning. Staff Leadership & Vendor Management Recruit, hire, train, and supervise all on-site staff. Develop staffing plans and labor budgets for Board approval. Establish performance expectations, provide coaching, and conduct performance management. Oversee third-party vendors, including security, custodial, engineering, and maintenance providers, holding them to the same service standards as internal staff. Ensure all staff and vendors operate with professionalism, accountability, and a hospitality-driven mindset. Legal, Compliance & Risk Management Coordinate with Association legal counsel on litigation, enforcement matters, and compliance issues, providing updates to the Board as needed. Ensure compliance with applicable civil codes, safety regulations, and governing documents. Support implementation of new laws, regulatory changes, and internal SOPs. Corporate & Cross-Community Support Provide interim or supplemental management coverage for other communities as needed. Offer on-site or off-site support to other General Managers or Assistant General Managers when requested and approved. Participate in internal meetings, trainings, proposal presentations, and company initiatives. Support the implementation and adherence to HOA Organizers' policies, procedures, and service standards. Perform special projects and additional responsibilities as assigned. Knowledge, Skills & Competencies Strong financial literacy, including budgets, financial statements, and reserve funding. Excellent written and verbal communication skills with the ability to engage diplomatically with Boards, residents, and vendors. Highly organized, detail-oriented, and capable of managing multiple priorities in a fast-paced environment. Service-oriented, solutions-focused, and comfortable operating in a servant-leader role. Confident decision-maker with strong conflict-resolution skills. Technologically proficient, including Microsoft Office and property management platforms. Demonstrates sound judgment, discretion, and professionalism at all times. Education & Experience Bachelor's degree in Business Administration, Public Administration, or a related field preferred, not required. PCAM Designation Minimum of three years of successful experience managing a high-profile community, luxury residential property, or comparable environment such as hospitality or high-end rental management. Physical Requirements & Work Environment Ability to lift up to 25 pounds. Ability to sit, stand, and walk for extended periods. Frequent verbal communication and active listening required. Work may involve exposure to outdoor conditions, mechanical rooms, equipment noise, and cleaning chemicals. Full-time exempt position, schedule based on community needs. Occasional evenings, weekends, and holidays required. Consistent and reliable attendance required. Supervisory Responsibility Directly manages on-site staff and oversees third-party vendors. Responsible for staffing plans, training, performance expectations, and adherence to HOA Organizers' standards and procedures.
Pay:
