  • Full-time The Palisades Tahoe Lodge is a 218 unit condominium property located at the epicenter of the Palisades Tahoe ski resort.
At nearly 40 years old there is no lack of repair and replacement needs. We are seeking a proactive manager that can ensure the smooth daily operations of the facility. The Lodge consists of seven buildings on seven acres and features multiple hot tubs, a swimming pool, workout facility, steam room, sauna, elevators, boilers, fire, phone and internet systems as well as the infrastructure needed to keep the facility running. We reasonably expect to pay between $95,000 to $105,000 for this position. Higher compensation may be considered for candidates whose qualifications significantly exceed the core requirements. Oversee the daily operations of the Palisades Tahoe Lodge Maintenance Department while planning for the future. Manage sometimes very complex projects. Prioritize and schedule reserve/replacement items, taking into account occupancies and budgets. Track expenses to stay within budgeted expense, justify and get approval for overages. Work with vendors to meet the needs of the HOA. Respond to and mitigate issues as they arise to minimize damage. Formulate repair plans to be sure they meet budget and operational requirements. Participate in and manage snow removal as needed. Ensure that all buildings, grounds, landscaping, snow removal, pools and spas, and janitorial functions are tended to in a proactive manner. Supervise staff of 3 maintenance personnel and one assistant. Follow and improve upon the maintenance calendar. Anticipate and plan for future projects. Corresponding with individuals about repairs. Coordinate with other departments to be sure they can minimize the impacts on their operations. MS Office accumen will be needed for analysis, presentations, Quarterly Board of Directors reporting and correspondence. Main contact for regional agencies such as the health department, state elevator inspectors, fire, water, sewer, etc. Arrange for vendor repairs and ensure value is received. Prepare requests for proposals, obtain timely bids, negotiate contracts and inspect work after completion. Qualifications Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, plans, contracts and governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public. Must have an advanced understanding of how to operate a computer, including basic keyboard operation, basic hardware operation and the Microsoft Office Suite of products. Ability to define problems, collect data, establish facts, and draw valid conclusions. Contractors license and project management certification preferred. Must have the experience and knowledge needed to effectively manage small and large maintenance and paint projects, including estimating, job costing, scheduling and material procurement.
