Job Description

The Maintenance Manager is responsible for overseeing the day-to-day maintenance operations for managed units and resort operations at The Patricia Grand in Myrtle Beach, SC. This role leads the maintenance team, supports preventative maintenance initiatives, coordinates vendor and HOA relationships, and helps ensure a positive experience for guests and owners alike. The Maintenance Manager will oversee approximately 200 managed rental units within a 308-unit oceanfront property, including a large portfolio owned by a single ownership group. This position focuses on operational maintenance, team leadership, pools, and unit upkeep, while partnering with the HOA regarding shared building maintenance and common areas. Essential ResponsibilitiesTeam Leadership Supervise and support the daily operations of the maintenance team. Assign and prioritize work orders, preventative maintenance tasks, and operational repairs. Assist with training, coaching, and maintaining team accountability. Promote a positive, professional, and guest-focused work environment. Preventative Maintenance & Unit Operations Oversee preventative maintenance programs for guest rooms and operational equipment. Ensure units are maintained to company and operational standards. Coordinate repairs, inspections, and maintenance response for approximately 200 managed units. Monitor recurring maintenance issues and implement solutions to improve operational efficiency. Assist with unit refreshes, upgrades, and owner-requested maintenance projects. HOA & Vendor Coordination Partner with the HOA and building management regarding common area maintenance and operational coordination. Coordinate with outside vendors and contractors as needed. Maintain professional relationships with ownership representatives and HOA contacts. Pools & Resort Amenities Oversee maintenance and operation of pools, hot tubs, and related resort amenities. Ensure aquatic facilities remain clean, safe, and compliant with applicable regulations. Coordinate routine inspections and preventative maintenance for pool systems. Guest & Operational Support Respond to maintenance-related guest concerns in a timely and professional manner. Coordinate closely with housekeeping, front desk, and operations teams. Safety & Compliance Maintain compliance with safety standards, operational procedures, and company policies. Assist in maintaining life safety systems and emergency preparedness procedures. Ensure proper use and maintenance of tools, equipment, and supplies. Qualifications Previous maintenance leadership or supervisory experience preferred. Hospitality, resort, condominium, or multifamily maintenance experience preferred. General knowledge of HVAC, plumbing, electrical, and mechanical systems. Certified Pool Operator license preferred, but not required. Strong organizational and communication skills. Ability to manage multiple priorities in a fast-paced environment. Ability to lead a team while remaining hands-on when needed. Basic computer and work order management system experience preferred. Agilysys Service experience a plus. Compensation & Benefits Salary range: $50,000
