Job Description

Resort Maintenance Manager PawHaus Resort | Goodrich, TX (Lake Livingston) | $40,000
  • 49,000/year | Full-Time PawHaus Resort is a first-of-its-kind dog-first nature hotel opening Q1 2027 on Lake Livingston in Goodrich, TX.
We are not pet-friendly — we are dog-first. 20+ resort cabins, lakefront grounds, and a guest experience built entirely around people and their dogs. We are building something that has never existed before and we need the right person to keep it running. This is a wide-ranging, hands-on role. You are the boots-on-the-ground keeper of this property — responsible for every cabin, every common space, and every system that makes the guest experience possible. You report to the General Manager.
COMPENSATION
  • Without housing: $40,000
  • 49,000/year (commensurate with experience and trade skills)
  • With on-site housing: $30,000
  • 35,000/year + tiny home on property, all utilities included (electric, water, WiFi), partially furnished
  • Must live on-site or within 15-20 minutes of the property
  • Performance bonuses available — we recognize and reward great work, strong guest feedback, and going above and beyond
SCHEDULE
  • Wednesday through Sunday, full-time salaried
  • Hours flex with resort operations — lighter in the slow season, heavier during peak periods
  • Shares on-call rotation for after-hours and emergency guest-impacting issues
WHAT YOU WILL DO
Cabins and structures
  • Inspect, maintain, and repair 20+ resort cabins on a regular preventative maintenance schedule
  • Respond to and resolve maintenance work orders with minimal guest disruption — how problems get fixed matters as much as whether they do
  • Prepare cabins between guest stays as needed to ensure units are guest-ready
  • Perform minor carpentry repairs — doorframes, subfloors, cabinets, sheetrock patching and texture
  • Perform minor electrical repairs — switches, receptacles, fixtures; comfortable working with 110-220V
  • Troubleshoot and repair plumbing — fixtures, valves, supply lines; operate sewer equipment as needed
  • Troubleshoot and repair HVAC systems — filters, fan motors, heat strips, thermostats, and full system replacements as needed
  • Troubleshoot and repair appliances — dishwashers, disposals, stove elements, ice makers
  • Re-key locks and cut keys as needed Grounds and common areas
  • Walk all grounds, parking areas, trails, pool areas, and common spaces daily — remove waste, identify hazards, confirm everything is in safe working order
  • Maintain pools and hot tubs: water chemistry, chemical balance, safety equipment, gate function, and pool area cleanliness
  • Oversee all landscaping, mowing, trail maintenance, irrigation systems, and exterior upkeep
  • Perform irrigation repairs — sprinkler heads, broken lines, timer adjustments
  • Operate UTVs, tractors, and resort equipment Operations and safety
  • Continuously inspect the property for safety hazards and correct them immediately
  • Maintain maintenance logs, work order history, warranties, and vendor contacts
  • Monitor and manage inventory of maintenance and repair supplies; facilitate replacement orders
  • Source and manage subcontractors for specialty work outside your trade
  • Lead facilities improvement and capital projects from planning through completion
  • Incorporate safety and guest service into every aspect of the job
WHAT WE ARE LOOKING FOR
  • 5+ years of hands-on maintenance experience — hospitality, resort, or multi-unit settings strongly preferred
  • Demonstrated skill across multiple trades: plumbing, electrical, HVAC, and carpentry experience all valued
  • Texas trade license a plus: Master/Journeyman Plumber (TSBPE), Electrician (TDLR), or HVAC (TDLR)
  • Certified Pool Operator (CPO) a plus
  • EPA 608 certification a plus
  • Experience operating UTVs, tractors, and light equipment
  • Self-directed — you can prioritize, plan your day, and execute without someone looking over your shoulder
  • Guest-first mindset — you treat every repair as part of the guest experience
  • Able to work under pressure, manage competing priorities, and meet deadlines
  • Able to lift 80-100 lbs regularly and walk the property including uneven terrain
  • Valid driver's license, clean driving record, and reliable transportation
  • Must pass pre-employment background check and drug screen
