Custodial Technician - Carpet Cleaning & Special Projects Heather Gardens Association - 3.3 Aurora, CO Job Details Full-time $18 - $22 an hour 18 hours ago Qualifications English High school diploma or GED Driver's License Full Job Description Summary The Custodial Technician - Carpet Cleaning & Special Projects is responsible for maintaining the cleanliness, appearance, and condition of carpeting and flooring throughout Heather Gardens Association facilities while also supporting general custodial operations, special projects, event support, and facility maintenance needs. This position serves as a backup to custodial staff during absences, staffing shortages, and operational demands and may be assigned a full range of custodial duties to ensure Association facilities remain clean, safe, and welcoming for residents, guests, and employees. Primary Duties and Responsibilities Carpet Care & Preventative Maintenance Perform routine carpet cleaning as part of the Association's preventative maintenance program. Clean carpets in common areas of residential buildings, administration offices, restaurant facilities, and the Community Center. Operate carpet extraction, shampooing, spot-cleaning, and related equipment. Transport carpet-cleaning equipment and supplies to designated work locations. Replace damaged carpet sections and perform minor carpet repairs as assigned. Maintain records of carpet-cleaning schedules, work completed, and equipment usage. Equipment Care & Vehicle Maintenance Maintain, clean, inspect, and ensure proper operation of carpet-cleaning equipment. Maintain custodial vehicles assigned for equipment transport and special projects. Monitor equipment condition and report repair needs promptly. Track inventory levels of carpet-cleaning supplies, materials, and replacement parts. General Custodial Support Provide backup support for custodial operations during employee absences, vacations, staffing shortages, and special events. Clean and disinfect restrooms, toilets, urinals, sinks, locker rooms, shower areas, and related fixtures. Vacuum, sweep, mop, scrub, and maintain floors throughout Association facilities. Clean windows, glass, stairwells, hallways, entrances, offices, activity rooms, and common areas. Empty trash and recycling containers and maintain clean waste collection areas. Replenish restroom, janitorial, and facility supplies. Clean restaurant areas and other facilities as assigned. Assist with room setups, furniture movement, event preparation, and event cleanup. Special Projects & Facility Support Perform floor-care projects including stripping, waxing, buffing, and refinishing surfaces. Conduct deep cleaning of garbage rooms, dumpster areas, storage rooms, and utility spaces. Assist with cleanup following maintenance projects, plumbing issues, water intrusion, emergencies, or resident incidents. Support seasonal projects, building turnovers, facility improvement projects, and operational initiatives. Perform pressure washing, detailed cleaning, and specialty cleaning projects as assigned. Communication & Reporting Keep management informed regarding work progress, supply needs, equipment issues, and project status. Document work activities and completed assignments as required. Communicate safety concerns and facility issues promptly. General Follow all Association policies, safety procedures, chemical-handling requirements, and custodial best practices. Safely operate custodial equipment, vehicles, power tools, and cleaning machinery. Maintain a professional and courteous working relationship with residents, guests, vendors, and employees. Perform other related duties as assigned. Qualifications and Requirements Ability to read and write in English. Valid Colorado Driver's License. Valid automobile insurance. Acceptable driving record. Must provide reliable transportation. Education/Experience High school diploma or equivalent required. Prior custodial, carpet-cleaning, facility maintenance, or janitorial experience preferred. Knowledge, Skills, and Abilities Ability to perform medium-to-heavy physical labor requiring full-body movement. Ability to safely operate carpet-cleaning equipment, custodial machinery, and power tools. Knowledge of cleaning methods, floor-care procedures, and custodial best practices. Ability to follow verbal and written instructions. Ability to work independently with minimal supervision. Ability to prioritize work assignments and respond to changing operational needs. Strong attention to detail and commitment to quality. Working Conditions Encountered on a regular basis as part of the work this job performs.
