Position Summary The primary duties of Custodian III is to be a ssigned as a member of Janitorial Service crew to work, supervise, leads and coordinate Custodians I & II. He /She clean, sweep, perform trash and recycle services, operate snow plow to remove sn ow and ice, hose down floors, stairways, replace light bulb and provide other non-technical services as assigned by Facility Care Department. Essential Duties and Responsibilities Must operate rider sweepers and walk behind to sweep garages and lots. Must drive trucks and trailers to provide trash and recycles service. Clean litter and trash in garages and lots, clean pipes, and hose down ramps, stairways, walls and columns, etc. Capable to operate snow plow to remove and clear snow and ice during snow season. Replace light bulbs and does other non-technical services as assigned. Will perform tasks given to him/her on a timely manner with the pre-established work standards that all jobs are performed with no damage to the property and equipment, must accomplish the task as directed by the supervisor or operation manager to ensure that all service request are completed. Responsible for accomplishing the tasks within a specific geographic region, such as a specific number of locations or all locations within a given area, i.e. Washington, Maryland, and locations in Virginia, etc. He/she will be assigned with flexible schedules of night, evening, grave and day; will assist on special assignments as needed. Responsible at all times for reviewing, understanding and acknowledging in writing when requested, the company provided policies and procedures that directly support completing my required work duties. Non-Essential Duties and Responsibilities Other special projects as directed by the Manager, Crew Chief II Vice President, Director Minimum Job Qualifications Skills of operating a variety of motorized cleaning equipment such as riding sweepers operate snow plow to clear snow, walk behind sweepers, mowers, grass cutters Utilizing manual cleaning equipment such as brooms, brushes, mops, hose snow shovels Reading comprehension of safety manuals and chemical instructions and writing of tickets for services rendered, communication via text She/he must a valid driving license and familiar with the Metro Politian area . Qualifications Desired Reliable regular attendance, willing to take multitasks and team work spirit is strongly desired. Ability to execute given job in high quality and efficiency consideration is desired. To meet daily operational needs working in flexible schedule is strongly desired and required. Performance Standards This position will receive an annual performance review from the direct supervisor to discuss actual performance as compared to company stated expectations and agreed upon job related performance goals for the upcoming year. Physical Demands and Working Conditions The physical demands of this position and the work environment characteristics described below are representative of those that must be met by an employee to perform the essential functions of this position.
Physical Demands:
as part of performing the duties associated with this position, the employee may be required for a period of time to stand, walk, sit, use hands-to-fingers, handle tools or controls, reach with hands or arms. Employee must lift and/or move objects up to 40 lbs.
Work Environment:
While performing the duties associated with this position, the employee may be subjected to weather conditions prevalent at the time. The noise level in this work environment can range from minimal to moderate.
Internal Contacts Daily internal contact:
With crewmembers, Managers, Senior Manager of Facility Care, and Vice President and Director of Facility Care External Contacts Occasionally, based on the situation involved, he/she will communicate with building engineers, building mangers and security personnel as necessitated by specific circumstances
