Porter (Astoria) Brighton Management Astoria, NY Job Details Full-time | Contract From $19 an hour 1 hour ago Qualifications Maintenance Property maintenance OSHA Safety Certification Attention to detail Facilities maintenance Full Job Description We are seeking a responsible, detail-oriented Porter for a 60-unit elevator residential building in Astoria, Queens. This position plays a critical role in maintaining building cleanliness, safety, and compliance with NYC regulations and agency requirements. The Porter will work closely with the Superintendent and management to ensure the property remains in compliance with NYC Housing Maintenance Code and internal policies. Primary Responsibilities Building Cleanliness & Sanitation (NYC Code Compliance) Daily garbage and recycling removal in accordance with NYC Department of Sanitation (DSNY) requirements Maintain compactor/trash areas in sanitary condition Clean and disinfect common areas including lobby, hallways, elevators, stairwells, amenity spaces, parking areas, rooftop, and exterior perimeter Ensure building remains free of unsanitary conditions, debris, and hazards Egress, Fire & Life Safety Monitoring Ensure all means of egress (hallways, stairwells, exits, cellar access) remain clear and unobstructed at all times (FDNY compliance) Confirm common area lighting is operational (lobby, corridors, stairs, exterior, garage) Report any fire safety concerns, damaged self-closing doors, or obstructed exits immediately Assist Superintendent with routine safety inspections Preventive Maintenance & Inspections Conduct routine building walk-throughs to identify maintenance issues Ensure drainage systems, sewer traps, and secondary lines are free of debris to prevent backups Report water leaks, cracks, spalling, trip hazards, and unsafe conditions immediately Assist with implementation of preventive maintenance schedules Light Repair & Maintenance Support Perform minor repairs as needed: Snaking sinks Resetting toilets Replacing light bulbs Adjusting fixtures, switches, outlets Vendor & Access Coordination Provide access to licensed vendors and contractors Monitor vendor work areas to ensure cleanliness and proper restoration of affected spaces Report incomplete or unsafe work to Superintendent Qualifications Prior experience in NYC residential property maintenance preferred Ability to lift 50+ lbs and perform physical labor daily Ability to follow structured schedules and compliance protocols Strong communication skills Must be legally authorized to work in the United States Professional Expectations Punctual and dependable Maintains clean and organized work areas Professional interaction with residents and staff
