Property Summary:
Fifth & Poplar is Uptown Charlotte's premier condominium community. Residents hale from six continents, more than 25 countries, 30 states and share the desire to live safely and comfortably in the heart of Charlotte...one of the fastest-growing and attractive cities in the U.S. The stately mid-rise building occupies a full city block anchored by a grand, one-acre private courtyard scribed with crepe myrtle-lined walking paths leading to a beautiful central fountain. Community members are within easy walking distance of all that Uptown Charlotte has to offer. Numerous resident amenities make life at Fifth & Poplar convenient and enjoyable. Fifth & Poplar residents enjoy a host of social activities organized by Fifth & Poplar's social committee, led by a group of residents. Several events per month take place at participating restaurant and pub venues, augmented with informal events on the fireside terrace or in the media room. During the year, residents enjoy pool parties, holiday parties and cultural excursions, such as art gallery and museum trips. These functions allow residents to meet new friends and neighbors to stay in touch.
DUTIES AND RESPONSIBILITIE S
Under limited supervision and reporting directly to the General Manager, oversee, supervise and manage daily operational aspects of the community association in alignment with vision, including but not limited to the following: Operations Management Management of contracted services - landscape, irrigation, pool refurbishment, pool cleaning, pest control, electrical, plumbing, painting, security monitoring, fire suppression monitoring, janitorial, pressure cleaning, roofing, building construction, HVAC, lighting, sports courts, fitness facilities, concrete, masonry, access control, security surveillance, asphalt maintenance, specialty lighting, fencing and site furnishings Manage on-site Concierge and Cleaning personnel Maintain Standard Operation Procedures and Maintenance Manuals Ensure highest quality of service at competitive prices Identify outsource opportunities for cost savings without reduction of quality Develop scope of work and RFP for projects, obtain prices and make recommendations to the Board of Directors Risk management assessment and mitigation Support the Board of Directors' Goals and Strategic Plans Develop training programs for maintenance personnel Collaborate with representatives of the local municipalities & CDD's Collaborate with various entities such as new home construction managers, and project managers Monitor billing for fluctuations that would indicate a facility issue Collaborate with the General Manager on projects and solutions to issues in the Service Areas Interact with homeowners and residents Provide on-call response to after-hours emergencies Emergency Response planning and implementation
Emergency Management:
on-site direction of pre-event, event and post-event operations. (Direction of maintenance staff and contractors for event preparation and clean-up) Asset management, inventory control Develop annual budget, manage and adjust department budgets Invoice review, coding, approval and process for payment Provide leadership and solution-based communications through daily interaction with management, staff, owners, residents and visitors Management of amenities and facilities including but not limited to commercial swimming pools operations, common areas and inspections and site amenities. Develop and implement a preventive maintenance program. Monitoring activities of on-site security cameras and access control systems and provide recommendations for change and/or improvements Coordinate Lifestyle and Hospitality programming, Social Events, and serve as committee(s) liaison Operate property in absence of General Manager Other General Duties Recruit, train, mentor and recommend termination of concierge and cleaning employees as necessary. Prepare special studies, projects or reports as directed by the Executive Director Assist Executive Director, as needed with other issues throughout the community Plus, other tasks as assigned by the
General Manager Qualifications:
Minimum of two (2) years Homeowner Association (HOA) Management experience required Developer relationships preferred Bachelor's degree preferred. Associates degree or relevant experience required Previous onsite management experience strongly preferred CMCA certification required Strong interpersonal, supervisory and customer service skills are required. Able to set priorities, plan, organize, and delegate effectively. Strong written and verbal communication skills. Must have command of the English language both written and verbal. Excellent phone etiquette. Ability to work effectively under time constraints and deadlines. Ability to read, understand, and explain financial statements including balance sheets, income statements and general ledger.
Pay & Benefits:
$55,000 - $58,000 per/yr, depending on education and experience.
