Job Description
Position Summary:
The Service Manager is responsible for leading the overall property maintenance and preventative maintenance program and team. This Team member should complement our culture in "caring for people". This person should be customer and employee oriented with great energy and team player skills.Responsibilities include:
Supervises maintenance personnel Assists with development of performance standards and performance appraisals Organizes assets and resources to accomplish multiple tasks Trains and groom personnel for upward mobility and skill set improvement Coordinates Safety Reviews and Training Communicates with the Community Manager regularly to coordinate property needs and resources Conducts formal and informal inspections reporting observed problems to the Community Manager Works with, trains, assigns and supervises maintenance staff and skilled trades/contractors Facilitate/and/or makes repairs and projects utilizing in-house and contracted resources Maintain records and prepares reports in accordance with regulations and Carleton policyRequirements:
HVAC CERTIFIED
Able to multitask and meet deadlines in a timely and organized manner. Must be able to walk, stand, and climb stairs. Must occasionally be able to lift to 50 lbs. Ability to drive when needed. A valid driver's license and proof of liability insurance is required.Maintenance Skills/Common Tasks:
Intermediate plumbing duties such as snaking and clearing stoppages, replacing fittings, p-traps, toilets, sinks, faucets, installing dishwashers, trouble-shooting leaks, changing water heater elements, etc. Intermediate electrical (when no license required) such as replacing fixtures and outlets, running wire mold, installing small wall heaters and range hood vents etc. Replace window screens, garbage disposals, blinds, kitchen and bath fixtures, hardware, and repair and troubleshoot appliances, install and repair cabinets, adjust doors etc. Painting of interior and exterior, cabinets, walls, fences, etc. Perform light carpentry and drywall repairs, cabinet installs, installing kitchen/ bath fans and medicine cabinets, etc. Assist with custodial work in common areas, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc. Assist with landscape maintenance, and trash hauling as time permits.Job Type:
