Apartment Services, Inc. is seeking an experienced and dependable HVAC Technician to service, maintain, and repair heating, ventilation, and air conditioning systems in our residential apartment communities. This role is ideal for a skilled HVAC professional who takes pride in providing excellent customer service, solving problems quickly, and ensuring residents enjoy a safe and comfortable living environment.

Key Responsibilities:

Diagnose, troubleshoot, and repair malfunctions in HVAC systems, refrigeration equipment, and related components. Install new heating, air conditioning, and ventilation units, along with associated equipment such as pumps, thermostats, safety controls, and ductwork. Perform preventative maintenance, including filter changes, coil cleaning, and refrigerant checks, to extend equipment life and efficiency. Maintain HVAC tools, parts, and equipment to ensure safe and effective operation. Document all work performed and communicate findings or repair needs to supervisors. Repair HVAC, plumbing, and electrical issues independently as needed. Respond to emergency calls promptly to address urgent safety and comfort concerns. Complete resident service requests within 24 hours of initial contact. Inspect and arrange repairs for fire protection systems, smoke detectors, and carbon monoxide alarms. Maintain neat and organized workspaces in both the Greenspring Warehouse and company vehicle. Protect property security by keeping keys secured and never providing access to unauthorized individuals. Commit to a rotating 24-hour on-call schedule; respond to calls within 15 minutes when on call. Assist with snow removal and ice management during winter weather events. Perform other duties as assigned by management.

Qualifications:

Minimum 2 years of experience as an HVAC Technician or similar maintenance role. CFC Certification, Type II required. Strong knowledge of HVAC wiring diagrams, refrigerant handling, and system troubleshooting. Ability to work independently and manage multiple service calls daily. Excellent organizational, problem-solving, and time management skills.

Requirements:

High school diploma or equivalent. Must have personal HVAC tools required to complete work orders. Ability to stand, kneel, walk, climb stairs/ladders, bend, or crawl into tight spaces for extended periods. Ability to lift up to 75 pounds. Must work in both hot and cold conditions, indoors and outdoors. Valid driver's license, personal vehicle, clean driving record, and insurance required.
