Document Specialist Job Description As a ROW/Land Document Specialist, you will play a crucial role in managing and maintaining legal land rights for utility infrastructure. Your expertise with documents such as easements, mortgage rights, surveys, rights of way, deeds, appraisals, and titles will be essential in securing the necessary permissions to build, operate, and maintain utility infrastructure safely and legally. As a Document Specialist, you'll play a critical role in project success, working alongside experienced professionals in a supportive, team‑focused environment where your attention to detail truly matters. Responsibilities Manage utility-specific land rights by administering permanent easements, temporary construction easements, access easements for maintenance crews, leases for substations or pressure stations, license agreements, and fee acquisitions. Track the utility's rights and their specific limits. Assemble parcel files for each affected property for new build or upgrade projects. Verify signatures, legal descriptions, and survey alignments. Ensure documents meet utility standards and state statutes. Coordinate the recording of documents before construction. Essential Skills Experience with ROW (right of way)/land, specifically for utility (electric, gas) or pipeline companies . Proficiency in handling land documents. Strong data entry skills. Expertise in Excel, including creating pivot tables and performing VLOOKUPs. Work Environment The position is based on-site in Madison, WI . The Document Specialist is expected to be in the office from Tuesday to Thursday at a minimum, with the possibility of being needed on Mondays initially. Fridays can be worked remotely. Job Type & Location This is a Contract to Hire position based out of Madison, WI. Pay and Benefits The pay range for this position is $28.00 - $34.00/hr. Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
