Active Washington State Bar License About LandlordSolutions We are seeking a highly skilled contract attorney to represent landlords and housing providers in unlawful detainer and landlord-tenant matters throughout Washington State. Our administrative team handles calendaring, pleadings, court filings, process service coordination, client communication, billing, and case preparation so our attorneys can focus on what they do best: preparing strong defenses and representing housing providers in court. The Opportunity This role is ideal for an attorney who enjoys litigation, advocacy, and courtroom strategy. You will work closely with experienced administrative staff who prepare and organize case files, allowing you to focus on legal analysis, client counseling, hearing preparation, negotiations, and courtroom representation. We are looking for an attorney who is confident, prepared, and persuasive. The successful candidate must be comfortable litigating against experienced opposing counsel, including legal aid and pro bono tenant attorneys, while maintaining professionalism and credibility with the court. Responsibilities Review case files and supporting documentation prior to hearings Meet with clients via Zoom or telephone to discuss case facts, strategy, risks, and expectations Analyze legal defenses and identify strengths and weaknesses in each case Prepare for and attend unlawful detainer hearings, motions, show cause hearings, and related proceedings Present clear, concise, and persuasive legal arguments Effectively advocate for clients while maintaining professionalism and respect for the court Preserve issues for appeal when appropriate Challenge incorrect interpretations or applications of the law when necessary Communicate case strategy and outcomes clearly to clients Manage multiple matters efficiently while meeting court deadlines Work collaboratively with administrative staff to ensure cases are properly prepared Qualifications Required Active Washington State Bar License in good standing Experience handling litigation matters Strong courtroom presence and advocacy skills Exceptional attention to detail Excellent verbal and written communication skills Strong client management and relationship-building abilities Comfortable conducting client meetings via Zoom Strong time management and organizational skills Ability to quickly review case materials and identify key legal and factual issues Ability to independently prepare and present a compelling legal position Preferred Experience with Washington landlord-tenant law Experience with unlawful detainer litigation Experience appearing in multiple Washington counties Motion practice and appellate experience What Success Looks Like The ideal candidate is a strategic advocate who is thoroughly prepared, understands the facts of the case, and presents them effectively.
