Job Description

Real Estate Attorney (In-House) - Virginia Beach, VA JCF is a privately held real estate investment firm established in 1957 with a diversified portfolio of multi-family, retail, office, and industrial assets. The firm is seeking an experienced in-house real estate attorney to join its Virginia Beach office. This role is designed for a highly capable, self-directed attorney who brings strong business acumen and a pragmatic, deal-oriented mindset. The ideal candidate will approach legal matters from an ownership perspective—focusing on execution, efficiency, and value creation—rather than adopting an unnecessarily adversarial posture. Key Responsibilities Independently manage a broad range of legal matters arising from the firm's ownership, retail leasing, financing, and disposition of real estate assets Draft, review, negotiate, and revise legal documents, both self-prepared and those provided by counterparties or 3rd party management companies Provide practical, business-focused legal guidance to support investment and operational decisions Representative Work Includes Drafting and negotiating retail commercial leases, including highly structured letters of intent comparable in scope to full lease agreements Preparing and reviewing lien waivers, estoppel certificates, assignments, and lease guaranties Supporting acquisitions and dispositions through purchase and sale agreements, due diligence review, and closing documentation Handling financing transactions, including loan commitments, promissory notes, and related loan documents Advising on land use and regulatory matters, including rezoning, eminent domain takings, and real estate tax appeals Structuring and enforcing anchor tenant exclusives, use restrictions, and related lease provisions Managing tenant-related matters, including defaults, receivables collection, and tenant bankruptcies Preparing corporate governance documents, including corporate minutes and internal records Negotiating and drafting engagement agreements with third-party service providers, including leasing and management firms, architects, and engineers Qualifications Juris Doctor (J.D.) from well-regarded accredited law school Active license to practice law in Virginia (or ability to obtain promptly) Substantial experience in commercial real estate transactions (law firm or in-house) Exceptional drafting, negotiation, and analytical skills Ability to operate independently in a fast-paced, transaction-driven environment Strong commercial instincts and a business-minded approach to legal problem solving Please submit your resume and a cover letter outlining relevant experience and salary expectations to: ResumesRealEstate2026@gmail.com
