Job Description

Job description We are looking to hire a Lead Maintenance Technician to join our team. This position is responsible for ensuring the property, groups and equipment are safe, orderly and visibly appealing.
ESSENTIAL FUNCTIONS
Oversees the coordination of building space allocation and layout, communication services, and facility expansion Works with a sense of urgency to ensure all service requests are responded to in a timely manner Plans budgets and schedules facility modifications, including cost estimates Inspects construction and installation progress. Motivate and hold accountable a team to provide excellent customer service and high-quality repairs in a timely manner Performs various duties such as building repairs, snow removal, or groundskeeping to provide residents with a clean and well-maintained living environment Responsible for inventory management and overseeing the cleanliness and orderly manner of the maintenance shop Maintains and cares for equipment as may be necessary for its continuous operation. Responsible for assisting the property manager in the hiring of team members, and providing continuous learning and development of their team Documents replacement of appliances, carpet, vinyl, water heaters, condensers, etc., in all units. Also tracks systems repairs, apartment painting (full paint or touch-up), refrigerator coil cleaning, and other major repairs Completes emergency repairs as may be required to prevent damage or deterioration; responsible to fulfill rotating on call schedule.

QUALIFICATIONS AND EDUCATION
High school diploma or related Vocational Training and/or equivalent work experience 1-year experience in similar field required HVAC knowledge and EPA certification required
PHYSICAL DEMANDS
This position requires frequent standing walking and climbing with occasionally bending over or reaching overhead. Pulling, lifting, or carrying up to or over 50 pounds.
WORK ENVIRONMENT
Work is regularly performed in a combination of office, shop and outdoor environments and is regularly exposed to dust, odors, oil, fumes, noise and extreme temperatures.
