Leasing Agent C&G Consulting Service Inc - 5.0 Milton, MA Job Details Full-time $22 - $25 an hour 13 hours ago Qualifications Computer operation Computer literacy Administrative experience Real Estate License Schedule management Driver's License Driving Computer skills Full Job Description Position Overview The Leasing Agent is the primary point of contact for all prospective residents and new tenant inquiries. This role starts at our new 90-unit Milton, MA property, where you will work alongside our hired brokers during the initial lease-up — learning our systems, processes, and standards before gradually taking ownership of the full portfolio. This is a hands-on, physically active role. A big part of the job involves being on-site — conducting tours, completing move-in and move-out walkthroughs, collecting payments, handling paperwork in person, and making sure every new resident has a great first experience. A personal vehicle is required, as you will travel between properties. Gas is fully reimbursed. The right person is personable, detail-oriented, and takes real pride in the work they do. This role is a mix of in-office administrative work and on-site property visits, so expect your day to vary. Core Responsibilities Prospect & Inquiry Management Serve as the first point of contact for all leasing inquiries coming in through Apartments.com, Zillow, the Appfolio portal, and by phone Respond to all incoming inquiries promptly and professionally Schedule and conduct in-person property tours for prospective residents Answer questions about unit availability, pricing, building amenities, and lease terms Follow up with prospects and maintain an organized pipeline through Appfolio Communicate with prospects and residents primarily through Appfolio (text and email) and via office phone — a dedicated leasing phone will be provided once the role is established Coordinate with the maintenance coordinator ahead of all showings to confirm units are clean, fully functional, and showing-ready — no unit gets shown unless it is 100% Work with the maintenance coordinator to make sure common areas and building exteriors are presentable and up to standard before any prospective tenant visits Leasing & Application Process Guide applicants through the full leasing process, including application submission and screening — all final approval decisions are made by the property manager Collect and organize all required application documents and submit to the property manager for review Prepare and execute lease agreements accurately and in compliance with company standards Work alongside brokers to learn proper protocols and build a strong foundation Maintain up-to-date knowledge of available units, floor plans, and pricing across the portfolio Move-In Protocols Collect first month's rent and security deposit prior to move-in and confirm receipt in Appfolio Complete and document the move-in statement of conditions with the new tenant Coordinate with the maintenance coordinator well in advance of move-in to confirm the unit is fully ready — all repairs complete, clean, and in move-in condition Work with the maintenance coordinator to ensure all keys and fobs are prepared and ready to hand off on move-in day Prepare and deliver a welcome gift basket for all new residents Do a final walkthrough of the unit before handing over to confirm everything is up to standard Send move-in confirmation and welcome communications to new residents Move-Out Protocols Coordinate with residents ahead of their move-out date and clearly communicate expectations Conduct move-out unit inspections and complete all required condition documentation Compare move-out condition against the original statement of conditions and note any damages Process key and fob returns and update access accordingly Communicate findings to the property manager and coordinate any needed repairs with maintenance Ensure all move-out paperwork is completed and records are updated in Appfolio Lease Renewals Initiate the lease renewal process well ahead of expiration dates Communicate renewal terms to residents and negotiate where appropriate Secure signed renewal agreements in a timely manner and log outcomes in Appfolio Flag any at-risk residents or non-renewals to the property manager early Marketing & Listings Maintain and update listings on Apartments.com, Zillow, and the Appfolio portal with accurate availability, pricing, and photos Photograph units and common areas as needed to support listings Monitor competitor pricing and availability to help inform leasing strategy Administrative Duties Keep all resident and prospect records organized and current in Appfolio Assist with drafting resident communications such as notices, announcements, and policy reminders Handle day-to-day administrative tasks as needed to support smooth property operations Address minor resident concerns and complaints directly with professionalism and care — escalate larger or more complex issues to the property manager Assist with tracking leasing metrics such as vacancy rates, leads, and applications in Appfolio — reporting is led by the property manager Qualifications Required Valid driver's license and reliable personal vehicle — travel between properties is required and gas is reimbursed Strong written and verbal communication skills — you will be talking to prospects and residents every day Highly organized and detail-oriented, especially around paperwork, deadlines, and follow-ups Comfortable working on your feet and being on-site regularly throughout the week Reliable, self-motivated, and able to manage your own schedule and priorities Comfortable with email and basic computer use — willingness to learn Appfolio is a must No prior leasing experience required — entry-level candidates are encouraged to apply Ability and willingness to follow established leasing scripts, templates, and processes closely — we have systems in place and need someone who will execute them consistently Preferred Some experience in a customer-facing, sales, or administrative role Familiarity with Appfolio or similar property management software Experience with online rental listing platforms such as Apartments.com or Zillow Massachusetts Real Estate License (a plus, but not required) Familiarity with the Greater Boston and Milton area rental market
