Job Description

JOB SUMMARY
The Handyman/Maintenance Tech II supports daily facility operations to ensure a safe, functional, and professional workplace for tenants and staff. This role may include minor handyman tasks and basic troubleshooting in electrical, plumbing, and HVAC systems, as well as routine repairs, preventive maintenance, and support for maintaining a safe, functional work environment.

JOB DUTIES
Perform routine and preventive maintenance on building systems, including HVAC, electrical, plumbing, mechanical, and structural components. Troubleshoot and repair electrical systems, including lighting, ballasts, breakers, outlets, and panels. Diagnose and repair plumbing systems, including faucets, fixtures, valves, drains, and minor piping issues. Maintain and assist with HVAC and heating systems, including filter changes, belt replacements, thermostat troubleshooting, and related controls. Perform general building repairs and handyman tasks, including drywall, painting, doors, hardware, ceiling tiles, flooring, minor carpentry, and other basic facility repairs. Conduct routine checks of emergency backup systems and maintain related service and operating records. Inspect, clean, service, and make minor repairs to building equipment to support safe and efficient operation. Respond promptly to tenant maintenance requests and emergency service calls. Conduct regular inspections of building equipment and systems to identify potential issues. Maintain maintenance logs, service records, and work order documentation. Coordinate with vendors and contractors for specialized repairs and inspections. Use building control systems to monitor equipment status and alarms. Maintain cleanliness in mechanical rooms and other work areas. Follow safety procedures, OSHA guidelines, company policies, and required regulatory training. Must be able to work on-call, including nights, weekends and holidays or varied shifts. Adhere to the company's attendance standards. Work closely with the Maintenance Technician Team to ensure the client's needs are met. Perform other duties as required.
REQUIRED QUALIFICATIONS
High school diploma or equivalent Five (5) years of experience demonstrating thorough knowledge and troubleshooting abilities for maintaining the physical plant equipment and HVAC systems, especially electro-mechanical, hydraulic, pneumatic, and electric/pneumatic control systems, exhaust fans, air handling units, water and sewage pumps, and compressors for HVAC. Five (5) years experience with gas fired combustion control equipment in a commercial building EPA Certification in HVAC Valid AK Driver's License and clean driving record Proficient in Microsoft Office Reliable access to a smartphone capable of running apps for scheduling, timekeeping (clocking in/out), shift communications, and time-off requests. Must be able to pass the Company's pre-employment screening process, including drug screen, criminal background investigation, and post-offer physical/fitness for duty evaluation.
WORKING ENVIRONMENT AND EXPECTATIONS
Work is performed in a commercial office building setting. Occasional warehouse or storage room duties. May require occasional early morning or after-hours work to accommodate office moves. Ability to remain on your feet for long shift and perform repetitive tasks including walking, standing, bending, and kneeling. Ability to lift and move up to 50 pounds regularly. Ability to safely move office furniture and equipment. Willingness and ability to learn and adapt to new tasks and processes.
