Maintenance Technician - Greenleaf Apartments J P Thayer Inc Phenix City, AL Job Details Full-time 7 hours ago Qualifications Electronic meters Hand trucks Power tools for woodworking Power drills Ladder use Post-hole diggers Fastening tools Electrical motors Wrenches Grinding tools Measuring instruments Lifts and hoists Voltage testers Dollies Equipment testing Full Job Description The Maintenance Technician is fully accountable for maintaining the efficient operation and upkeep of the property buildings and grounds, diagnose problems and make repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, dry wall, exterior structure and appliances. The Maintenance Tech will work under the supervision of the Property Manager and Lead Technician to insure a clean and well maintained property, cultivating resident satisfaction while protecting the investment of the Owner.
Job Duties and Responsibilities :
Every person is expected to perform any reasonable task or request that is consistent with fulfilling company objectives. Always represent the company in a professional manner. Maintain a positive customer service attitude. Demonstrate community knowledge. Operate in the best interest of the company. Provide quality customer service. Conduct all business in accordance with company policies and procedures, state and federal laws, e.g. OSHA, ADA, Fair Housing, etc. Must be aware of the condition of the physical property throughout the community and immediately correct hazardous conditions; e.g. broken gates leading to pool, broken steps, open holes, broken/burned out exterior lights, etc. Maintain all on-site maintenance operations and functions, as well as, preventative maintenance. Achieve property maintenance objectives as defined by Company policy, Property Manager and Lead Technician. Perform skilled and semi-skilled maintenance activities depending upon area assignment including basic trade activities such as electrical, plumbing, carpentry, turnkey operations, appliance repair, pool maintenance, etc. Maintain accurate records regarding preventative maintenance, service requests (received and completed) expenditures, apartment make-ready status, work-in-progress, etc. Ensures all make-ready repairs and services are completed correctly and on schedule. Identify all utility meter cut-offs, apartment and fixture cut-offs and sewer cleanouts. Ensure all work areas are cleaned up and all storage areas remain locked when not in use. Must be knowledgeable and skilled in the safe use and maintenance of the following: Hand tools: various wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc.
Power tools:
wrenches, grinders, sanders, drills, saws, etc.
User-moved aids:
wheelbarrows, dollies, hand trucks, buckets hoists, jacks, step ladders, full ladders, double ladders, Mechanical equipment: motors, pumps, compressors, blowers, electric and hand power augers, golf carts, etc.
Measuring devices:
calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc. Work rotating weekends for on call duties for emergency situations. Attendance is an imperative job function.
