This crucial role supports the functionality, safety, and appearance of our properties. As a key member of the maintenance team, you will be responsible for performing maintenance tasks, handling repairs, and responding to emergencies. The ideal candidate will have strong problem-solving abilities, the capability to work independently, and a commitment to delivering excellent service to our residents. General Maintenance and Repairs Perform general maintenance and repairs in areas such as plumbing, electrical, HVAC, and carpentry. Prepare vacant units for move-ins, including performing repairs, touch-ups, and replacements. Complete routine preventative maintenance tasks to ensure all systems and equipment are functioning properly. Respond to maintenance requests and perform emergency repairs as necessary. Property Inspections and Safety Inspect property systems and equipment (e.g., plumbing, HVAC, electrical) to identify malfunctions or safety concerns. Ensure common areas and exterior grounds are well-maintained, clean, and safe for residents. Ensure all safety protocols are followed, including fire safety and emergency procedures. Monitor and secure property grounds to prevent damage, vandalism, or safety hazards. Emergency Response and Troubleshooting Handle emergency maintenance requests promptly, minimizing disruptions to residents. Respond to and address on-call emergencies, troubleshooting and resolving issues as quickly as possible. Communicate and collaborate with other team members, property managers, or supervisors in the event of major emergencies. Documentation and Reporting Maintain accurate records of completed tasks and track maintenance issues using work order systems. Report any unresolved or complex issues to the Maintenance Supervisor or Property Manager. Ensure detailed notes are kept on ongoing projects, and follow up as necessary. Inventory and Equipment Management Maintain tools and equipment, ensuring they are well-maintained and ready for use. Keep track of inventory for maintenance supplies, ensuring adequate stock levels for necessary repairs. Report any equipment malfunctions or needed replacements to the appropriate personnel. Collaboration and Teamwork Collaborate with the maintenance team to ensure all tasks are completed on time and to the required standard. Work independently when necessary, but also contribute to team goals and assist with team tasks during peak times or emergencies. Other Perform all other duties and tasks as assigned by management Must be able to complete all physical requirements of this role with or without a reasonable accommodation Occasional travel may be necessary as needed Previous maintenance experience, preferably in multi-family or student housing. Strong knowledge of basic maintenance systems and repairs, including plumbing, electrical, HVAC, and carpentry. Valid driver's license and reliable transportation. You'll crush it if you have experience with Certifications in HVAC, plumbing, or electrical work. Prior experience working a swing shift or overnight maintenance position.
