Position Overview The Maintenance Technician is a hands-on maintenance professional responsible for performing day-to-day repairs, work orders, and unit turn tasks of a 312-unit apartment community. Working under the direct supervision of the Maintenance Supervisor, the Maintenance Technician is a key member of the on-site maintenance team and plays an essential role in keeping the property clean, safe, functional, and well-maintained in accordance with the Fuller Apartment Homes standard of excellence. This role works closely with the Maintenance Supervisor and Porter to ensure timely completion of all assigned work and consistently high-quality results across the property. Key Responsibilities Perform maintenance and repairs across all property systems: plumbing, electrical, HVAC, appliances, carpentry, painting, and drywall Complete and close assigned work orders in AppFolio with accurate notes and documentation Assist with unit turns from notice to vacate through rent-ready, including walkthroughs, scoping, and quality checks Support grounds, common area, and amenity upkeep; ensure the Porter completes daily assigned tasks Conduct property walks to identify safety hazards, maintenance issues, and cleanliness concerns Maintain compliance with OSHA standards, company safety policies, and applicable regulations Keep the maintenance shop, storage areas, and tools organized and secure Requirements Experience in residential property maintenance, including plumbing, electrical, HVAC, and general repairs Valid California driver's license Ability to read safety rules, maintenance instructions, and procedure manuals Strong communication skills and professional, resident-facing demeanor Comfortable working outdoors and in varying conditions Ability to lift up to 25 lbs regularly; occasionally move 100+ lbs Available for after-hours emergency calls Basic computer, smartphone/tablet, and email proficiency, including Gmail.
