SUMMARY OF POSITION
Performs general guest room and commercial area maintenance and repairs on HVAC, plumbing and electrical equipment. Completes preventative maintenance checklists and other maintenance reports. Performs general carpentry; tiling; painting and wall surface repair.
ESSENTIAL DUTIES
Responds in a courteous manner to guest questions, complaints and requests. Locates and corrects in-room heating, ventilation, air conditioning (HVAC) malfunctions, and adjusting HVAC units to include systems control checks. Making systematic checks on all guest room electrical appliances, circuits; being able to repair most in-room defects. Handling all in-house repairs in regard to removing and replacing bathroom tile, painting, repairing wallboard, wall vinyl, carpentry, etc. Checks electrical systems- such as refrigeration controls, television sets, and lighting systems, and makes minor repairs. Does elementary painting and finishing of furniture and structure. Checks and makes minor repairs on general plumbing systems, and fixtures such as pipe lines, shower cartridges, toilets and sinks. Utilizing basic hand and power tools required for general maintenance. Maintaining tools, work spaces and equipment. Repair and maintain all interior and exterior furniture for loose screws, webbing and joints. Make a weekly check of alll light bulbs, replacing those which have been burned out. Grouting around bathtubs, grab bars, and soap dishes in guest/public bathrooms. , Keep all vacuum cleaners and housekeeping's equipment in good operating condition. Possess or obtain all current licenses as required by the state for pool, boiler, fire or health related maintenance issues. Maintain all pool equipment in proper working condition. Backwash and vacuum as needed and maintain a proper pH condition of the water. Hold proper chlorine levels and other conditions to health department standards. Follow a schedule for maintaining all major drains and sewage lines to prevent stoppage. Make a list and specify the location of all electric motors, switches, resets, and circuit breakers. Make a list and specify the location of all shut-off valves and what they control. Assist pest control vendor in preparation of treating any guest rooms or public space areas for pests. , Completing preventative maintenance checklists and other maintenance records. Ensure safe and appropriate procedures are followed at all times. Performs all other duties as assigned by Management.
JOB KNOWLEDGE & EDUCATIONAL LEVEL
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed are representative of the knowledge, skill, and/or ability required. Less than high school education; one year or more of related experience or training. Experience in the hospitality industry preferred. Ability to work flexible working hours and days, including holidays and weekends. - SKILLS
AND APTITUDES
: Individual must possess excellent interpersonal skills and ability to effectively converse with guest and other employees. Good oral and written command of English. Spanish is a plus. The employee must have the ability to effectively communicate through reading and writing. Computers and email are used at this property.
CERTIFICATES, LICENSES, REGISTRATIONS
A reliable vehicle in good repair and a valid driver's license is required for the purpose of making emergency runs to Home center.

While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles. Rubber gloves, face masks and back support belt are available when needed or required. The employee is frequently exposed to outside weather conditions and occasionally exposed to extreme heat. The noise level in the work environment is Usually moderate.
