Plumbing HVAC Full Job Description Position Summary:
We are seeking a skilled Apartment Maintenance Technician to join our team at our 102-unit property as well as 38-unit property. The ideal candidate will be responsible for ensuring the overall maintenance and upkeep of the properties, including its buildings, grounds, and amenities. This position requires a proactive, detail-oriented individual who can efficiently address maintenance issues, perform repairs, and maintain a safe and attractive living environment for our residents.
Responsibilities:
Conduct routine inspections of the property to identify maintenance needs and safety hazards. Perform preventive maintenance tasks, such as HVAC filter changes, appliance inspections, and plumbing checks. Respond promptly to maintenance requests from residents and property management. Diagnose and repair issues related to electrical, plumbing, HVAC, and appliances. Maintain accurate records of maintenance activities, including work orders, repairs, and inventory. Ensure all common areas, including hallways, parking lots, and landscaping, are clean, well-maintained, and free of hazards. Assist with unit turnovers, including painting, cleaning, and minor repairs as needed. Adhere to safety protocols and regulations while performing maintenance tasks. Communicate effectively with residents, property management, and vendors to coordinate maintenance activities and ensure resident satisfaction. Participate in on-call rotation for after-hours maintenance emergencies.
Qualifications:
High school diploma or equivalent. Previous experience in apartment maintenance or a related field preferred. Strong knowledge of electrical, plumbing, HVAC, and appliance repair techniques. Ability to troubleshoot maintenance issues and make timely, effective repairs. Excellent communication and customer service skills. Detail-oriented with the ability to prioritize tasks and work efficiently. Basic computer skills for record-keeping and communication purposes. Valid driver's license and reliable transportation.
Physical Requirements:
Ability to lift and carry up to 50 pounds. Ability to stand, walk, climb, kneel, and bend for extended periods. Ability to work indoors and outdoors in various weather conditions.
