Maintenance Job Description :
Under the guidance of the property manager, the maintenance technician will maintain the property image, the property units, and its structural integrity in a safe manner for guests, residents, and property associates. The responsibilities of the maintenance technician include: promptly completing work orders, priming vacant units for expected occupancy, routinely inspecting and servicing physical property areas, and responding to residential and management repair and installation requests. Maintenance Technicians are also responsible for assisting in the basic upkeep of the property.
Responsibilities :
Safe usage of property equipment and tools such as power tools, electrical maintenance instruments, hammers, hoists, saws, drills, pullers, and measurement devices. Maintaining the proper functions of property plumbing, electrical, heating, air-conditioning systems, and related appliances. Must know how to reuse appliances' parts Must have knowledge of fixing and installing appliances Follow and apply security and safety standards as directed by the management, city, state, and federal directives. Ensure the structural integrity of the property through routine inspections and necessary repairs. Preserve property image through landscape maintenance and grounds upkeep. Meet with contractors, clients, associates, and property management for forthcoming projects. Communicate information about property maintenance to colleagues and supervisors. Comfortably greet and interact with guests, residents, and property associates. Train, mentor, and supervise other maintenance technician associates. Promote and preserve housing laws and confidentiality laws. Welcome all guests in a professional and respective manner. Be a good example and representative for the company for tenants and colleagues. Facilitate and improve resident relations. Maintain a high standard of service in all aspects of management. Consolidate monthly reviews of property performance. Manage the maintenance monthly budget. Assists in the management of company through adequate and meticulous research, using proper judgment and attendance of company-wide meetings. Researches and contributes to relevant means of improving company performance and efficiency. Supports the Financial department in legal and compliance requirements. Works with the financial department to design and implement a financial strategy. Will cut expenses, and monitor projects is done in timely manner and etc. Works with Accounting Department to provide information and receipts and etc. Assists in performing in daily asset management functions. Manages the field of asset and liabilities management and eventually apply the knowledge gained to the betterment of the firm's real estate performance efficiency. Assists the supervision of several managers including the firm's partners and real estate analysts. Assists in the Marketing of the company for business development. Assists in preparing reports and analysis for tracking asset level performance and performance benchmarks. Assists in creating and implementing strategies for maximizing Net Operating Income. Assists in coordination of due diligence information and materials for various real estate transactions. Follow Safety procedures according to the "
SMALL BUSINESS HANDBOOK

SELECTED CONSTRUCTION REGULATIONS FOR THE HOME BUILDING INDUSTRY
" both provided by Occupational Safety and Hazard Administration. HVAC - Take initiative in trouble shooting and diagnosing HVAC issues. Pool - Take initiative and maintenance of the Pool at Hyde Park Apartments and Chateau Monterey II Apartments. Comply with the DYI Properties, Inc. Operations Manual for Maintenance Technician. This manual is constantly updated and it is the responsibility of employee to read, understand and follow the Operations Manual for Maintenance Technician. The Company will have the right to revise and update the responsibilities at any time.

Must be adept at multi-tasking. Must have administrative skills and knowledge. Must have excellent organizational, leadership, and communication skills. Must have great interpersonal and conflict resolution skills. Must be technologically savvy. Must pass criminal background. Must have a reliable means of transportation. Be able to effectively and efficiently lift and carry materials weighing from 30 to 100 lbs. Be able to safely and confidently use mechanical tools and equipment. Must have comprehensive understanding of electrical instruments, basic mathematics, and computers. Must have extensive and profound knowledge of electrical, plumbing heating, air-conditioning, painting, and roofing procedures. Must be able to follow through directions in a meticulous manner. Must have advance problem solving and critical thinking abilities Must possess valid licenses required by county and state Must have a reliable means of transportation

Technology Skills :
Proficient PC and software skills including but not limited to Appfolio, Microsoft Word, Excel, Microsoft Project, Power Point, Quick books, Zoho projects, Lexis Nexus, Costar, and Outlook. Proficient with Company's Printer, Scanner, Phone, Computer and Internet. General Skills /

Education :
Associates Degree with a Minimum GPA 3.0 or similar work experience.
Work Experience :
Minimum 2 years work experience of Maintenance Technician Position.
