Job Summary
In this essential role at Culver City Rotary Plaza, a residentialmunity located in Culver City, you will be responsible for maintaining the physical condition of the buildings and grounds. Duties include performing general apartment maintenance,pleting apartment turn-key preparations, responding to service requests, and supporting preventative maintenance programs. The ideal candidate will maintain ananized Maintenance Shop and storage areas, follow established safety standards and procedures, andmunicate professionally and effectively with residents, vendors, and fellow team members.
Duties and Responsibilities:
Building and Property Maintenance:
Maintain the interior and exterior appearance of the buildings and property by performing daily janitorial duties inmon areas, including lobbies, stairwells, walkways, hallways, windows, banisters, bathrooms, andmunal rooms.
Janitorial Responsibilities:
Sweep, mop, and vacuum floors inmon areas.
Clean and sanitize restrooms, kitchens, and d spaces.
Empty trash receptacles and replace liners.
Dust furniture, fixtures, and vents regularly.
Ensure all cleaning supplies are stocked and stored safely.
Unit Turnovers:
Complete unit turnovers within 3 days of move-out, as necessary.
Painting and Preventative Maintenance:
Perform painting duties and execute preventative maintenance tasks per the established schedule.
Inspections:
Assist in apartment and systems inspections as required.
Work Orders:
Respond to work orders for units andmon areas, prioritize based on urgency, and enter details into OneSite.
Maintenance Emergencies:
Address maintenance emergencies, including after-hours, weekends, and holidays as needed.
Troubleshooting:
Diagnose and troubleshoot mechanical, electrical, and plumbing issues, including appliance repairs.
Vendor Coordination:
Monitor the landscape contractor and work closely with vendors to ensure satisfactory work.
Safety and Compliance:
Follow safety protocols and ensurepliance with all relevant regulations.
Customer Service:
Provide excellent customer service to residents and internal stakeholders by addressing maintenance needs promptly and effectively.
Maintenance Shop Organization:
Keep the maintenance shop neat, free of clutter, and wellanized daily.
Property Security:
Maintain vigilance regarding the security of the property, ensuring all keys are in possession and secure.

Requirements:
Experience:
Minimum of 2 years in the maintenance field.
Technical Knowledge:
Strong understanding of mechanical, electrical, and plumbing systems. Ability to read and interpret technical manuals.
Tool Proficiency:
Skilled in using hand and power tools for repair and maintenance tasks.
Physical Requirements:
Must be able to frequently lift, carry, and move items up to 50 lbs. without assistance, and endure prolonged standing and repetitive activities, including using tools, walking, climbing, bending, and kneeling.
Leadership and Teamwork:
Basic understanding of leadership principles with the ability to work independently or as part of a team.
Problem-Solving Skills:
Strong logical thinking and problem-solving skills for troubleshooting issues.
Software Knowledge:
Familiarity with property management software such as RealPage Maintenance Facilities.
Communication Skills:
Basic proficiency in English for effectivemunication.
Compensation:
Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required.
The role is considered non-exempt and may be eligible for overtime pay in accordance with federal and state law. The anticipated base pay range for the position is $24.00- $26.00 per hour.
