Job Description

Description:
GSF Properties Inc. is seeking a Floating Grounds Technician & Maintenance Technician I in Merced, CA—join a dynamic property management team! In this role, you will maintain the grounds of two properties, ensuring a clean, well-kept, and visually appealing environment. Responsibilities include routine janitorial tasks, debris removal, and upkeep of outdoor areas such as walkways, parking areas, and common spaces to support strong curb appeal and a positive resident experience. You will also assist with maintenance duties, including unit turns, touch-ups, and warranty-related items, helping maintain high property standards. The ideal candidate is a team player who can work both independently and collaboratively. A valid California driver's license and reliable transportation are required.
Schedule:
Monday-Friday, 8:00 AM-5:00 PM (float between two properties in Merced)
Compensation:
$20.00-$22.00 per hour, plus benefits
Key Responsibilities:
Collaborate with the Manager and Portfolio Manager to prioritize tasks, schedule vendors, and ensure overall property standards are met Maintain overall cleanliness and curb appeal of the property, including grounds, common areas, and walkways Perform routine janitorial duties such as trash removal, pressure washing, and general cleaning of shared spaces Monitor and maintain trash areas to ensure cleanliness and proper disposal Conduct regular inspections of the property and report any maintenance or safety concerns Complete work orders in a timely manner, focusing on light maintenance such as touch-ups and minor repairs Assist with unit turns by preparing apartments to be clean and market-ready Support warranty-related repairs and replacements as needed Maintain positive relationships with residents and vendors through professional communication Assist with property inspections and help identify necessary corrective actions Coordinate with management to schedule vendors and maintain necessary supplies Follow direction from the Manager and Supervisor on daily assignments and property needs

Requirements:
Job Requirements for
Floating Grounds Technician & Maintenance Technician I:
At least 1 year of experience in janitorial, groundskeeping, or light maintenance (preferred) Basic knowledge of minor repairs, touch-ups, and general property upkeep Strong attention to detail with a commitment to cleanliness and curb appeal Dependable, punctual, and able to work both independently and as part of a team Good communication and customer service skills Ability to perform physical tasks and work outdoors in varying weather conditions Willingness to follow direction and respond to on-call or emergency needs as required Hardworking, reliable, and not afraid to take on hands-on tasks Team-oriented mindset with a willingness to assist wherever needed Ability to collaborate effectively while also managing responsibilities independently Availability to work Monday-Friday, 8:00 AM-5:00 PM, with the flexibility to float between two properties in Merced Reliable transportation and a valid California driver's license required
