The Maintenance Technician is responsible for assigned tasks related to the general maintenance and upkeep of residential facilities within the CSUSM Housing portfolio, ensuring timely completion of work and preparing appropriate documentation of completed work. Assigned tasks may relate to maintenance and repair of buildings, grounds, and critical systems including, but not limited to HVAC, plumbing, electrical, fences, gates, doors and locks, as well as pools and other amenities. The Maintenance Technician will also implement appropriate preventative maintenance procedures when assigned. The Maintenance Technician is expected to be a proactive and engaged member of the staff and contribute to a culture of positive and cooperative teamwork. The Maintenance Technician demonstrates a high degree of trustworthiness and integrity related to department assets as well as student property and privacy within the residential facilities. Qualifications Education & Experience Minimum High school Diploma or
GED. 2-3
years of experience in maintenance and grounds. Preferred Associate's degree or Trade School certificate. Experience working with student housing or facilities management on a college or university campus. Knowledge, Skills & Abilities Must be proficient in the use of various hand and power tools to complete assigned work. Ability to operate equipment such as a floor scrubbing and carpet cleaning machines, landscaping machines, lifts, sprayers, and other similar equipment. Must have troubleshooting and diagnostic skills related to maintenance needs and major systems such as, but not limited to plumbing, HVAC, electrical, pools and site amenities, and doors and locks. Ability to move and lift up to 50 lbs. and navigate up and down stairs. General ability to engage in verbal and written communication. Ability to use computers, tablets, and similar devices to access information, navigate online software, maintain records, and send and receive communications. Ability to serve on an on-call maintenance rotation and respond within 45 minutes for an emergency on-call incident.

Must participate in CSUSM Corporation, CSU, and university-wide training as required. Responsibilities and Tasks 75% General Maintenance Duties Assures that specialized protocols are followed Independently completes skilled and semi-skilled tasks daily as assigned by the Maintenance Supervisor or Maintenance Lead. Performs general furniture repair, painting, general plumbing, some appliance repair, key and lock changes, and minor electrical repairs. Performs preventive maintenance tasks on building, plumbing, and mechanical systems as assigned. Assists with work to prepare vacated units for occupancy by new residents, including comprehensive cleaning, maintenance, furniture (moving and assembly), and unit prep. Plans work sequences and tasks to assure efficient use of time and materials. Organizes assigned work to mitigate hazards and prioritize student safety or restoration of use of basic utilities, appliances, or systems impacting comfort and quality of the resident experience. 10% Inspections Assists with completing daily general site inspections and specific periodic inspections of all buildings and grounds. Assists with damage inspections when units are vacated throughout the year and at the end of the academic year and summer. Assists with site-wide pest control inspections. Assists in inspections of work to assure that work is completed and complies with standards for quality, cleaning, and safety, and contract requirements when applicable. 5% After-Hours Emergency Maintenance Is available on a rotating basis to serve in an on-call capacity for after-hours emergency needs. Answers after-hours emergency maintenance calls and evaluates the need for in-person emergency responses to address safety concerns, prevent damage, and restore functionality of basic utilities, appliances, or systems impacting comfort and quality of the resident experience. 10% Other Duties Assists and/or escorts contracted vendors completing work within housing facilities. Assists custodial services, grounds, trades and mechanical services staff in the accomplishment of their work. Organizes and secures all maintenance storage areas, shop, and maintenance office. Ensures a clean and safe working environment and maintains properly functioning tools and equipment, with particular attention to safety equipment. Regular and predictable attendance is an essential function of this position. Timely communication regarding any need for time off is required. Interacts with residents (students), parents, families, conference guests, staff, and members of the public in a respectful and helpful manner. Reports issues of concern (such as abusive, unsafe, or illegal conduct) to a supervisor or department professional staff member, or to University Police (911) when appropriate.
Supervision:
This position is not assigned supervision responsibilities.
Latitude and Judgment:
Works under general guidance and direction of the Maintenance Supervisor to fulfill maintenance responsibilities. Independently evaluates work site conditions and diagnosis of problems. Is proactive and exercises discretion with limited guidance and support to select suitable methods or approaches to complete assigned work.
Work Environment:
Moderate physical effort is required during day-to-day activities (carry tools, boxes and supplies) and during emergencies. Both indoor and outdoor work environments are encountered, and some indoor areas are not climate controlled. Noise level is typically moderate.
Pay:
$25.00 - $28.00 per hour
