Responsibilities include maintaining all equipment, systems and building components, including, but not limited to, mechanical and electrical systems, pumps, HVAC, refrigeration, plumbing, locks, furniture, paint, wall coverings, tile and other equipment Detailed Job Duties Perform preventative maintenance on all equipment, guestrooms, and public areas. Complete all daily work orders. Pick up trash inside and outside of hotel. Complete all required paperwork for maintaining the maintenance department. Attend required department meetings. Coordinate guestroom maintenance work with housekeeping and front desk staff. Provide guidance and direction to contractors and maintenance assistants. Know all safety and emergency procedures and be aware of accident prevention policies. Builds, repairs, and paints all parts of the hotel. Installs and replaces lighting fixtures and bulbs. Cleans outside windows (ground level) and loading dock/ trash area. Visually inspects and tests machinery and equipment. Listens for unusual sounds from machines or equipment to detect malfunction and discusses machine operation variations with supervisors or other maintenance workers to diagnose problem or repair machine. Dismantles defective machines and equipment and installs new or repaired parts. Installs and repairs electrical wiring and electronic components of machinery and equipment. Repairs and maintains physical structure of establishment. Fabricates and repairs furniture and fixture Maintain cleanliness and neatness of the maintenance room and storage areas. Attend all scheduled training classes and meetings. Paints corridors, hotel rooms, and lobby areas when necessary. Transports heavy boxes and packages within the hotel for maintenance and repairs. Assists in delivering and set-up of all new equipment such as televisions, mattresses, tables, chairs, etc. Communicate with Maintenance Supervisor on projects as assigned. Responds to all customer requests in a timely and personable manner. Communicates with maintenance supervisor on various projects as assigned. Ensure guest safety at all times. Maintain inventory and secure hotel property. Complete any assigned daily tasks given by the GM. Wear a name tag at all times. Maintain level of confidentiality regarding sensitive information. Come into hotel or coordinate an acceptable resolution to any emergency situations involving a maintenance issue at the hotel. Specific Job Knowledge, Skill and Ability Qualifications Previous experience as a hotel engineer is preferred or comparable maintenance experience at an establishment such as apartment complex or office building. Painting, electricity, plumbing, repairs, etc. is recommended. Some excessive lifting, bending, walking are physical requirements. Schedule dependability, professional communication, positive attitude and some computer knowledge are important. Must be able to read and write English. Ability Ability to work flexible schedule to include weekends and holidays as needed. Ability to communicate in English, both orally and in writing, with guests and employees, some of whom will require high levels of patience, tact, and diplomacy to defuse anger and to collect accurate information and to resolve problems. Ability to work under pressure and deal with stressful situations during busy periods. Ability to accomplish necessary tasks on a computer. Physical Demands While performing the duties of this job, the employee is regularly required to use hands to finger, handle, feel or operate objects, tools, or controls and reach with hands and arms. Requires standing and walking 95% of workday. The employee must have the ability to sit, stand, walk, talk, and hear. The employee is expected to bend, stoop, squat, kneel, climb and crawl, depending upon work tasks, and to lift and or move up to anywhere from 10 to 100 pounds given the materials moved and tools used. Specific vision abilities required by this job include close vision, and the ability to adjust focus.
