Job Description

ABL Properties, Inc. - Maintenance Technician Opportunity ABL Properties, Inc. is a premier, mid-sized property management company known in the East Bay for outstanding customer service for our residents. They enjoy the comfort, convenience, and community of our attractive, well-maintained garden-style apartments. Our Maintenance Technicians are skilled residential maintenance and repair generalists who provide enthusiastic customer service, and quality work with attention to detail. ABL's Maintenance Techs inspect properties to prevent, diagnose, troubleshoot, maintain or repair property sites, buildings, units and mechanical systems. Maintenance Techs work as proactive team members, with Community Managers and ABL corporate staff to assure that ABL Properties provides residents with appealing and well-functioning buildings, pools, mechanical systems, communal areas and residential units. Essential Responsibilities Performance of essential duties and tasks always incorporates safety, excellent customer service, quality craftmanship and teamwork using company supplied tools, equipment and materials.
  • Prevent or diagnose, trouble-shoot, and correct minor HVAC, electrical, plumbing and mechanical failures
  • Perform minor repairs, carpentry, painting and other tasks to maintain fully functioning occupied unit appliances, fixtures, walls, floors, windows, counters, cabinets, etc.
  • Perform necessary repairs and maintenance on vacant units to maintain readiness for occupancy and facilitate sales presentations
  • Continuously inspect the property for safety hazards that pose a liability or potential liability and correct same immediately, advising supervisor of necessary action
  • Monitor site inventory of tools, parts, maintenance and cleaning supplies, facilitating accurate replacement orders and picking up supplies as directed
  • Perform other reasonable duties as needed or assigned, including, but not limited to, regularly scheduled on call emergency maintenance response.
  • Create and update electronic records and reports of work orders
  • Participate fully in staff meetings and designated company training programs. Position Qualifications Knowledge, skills and training to satisfactorily perform each essential duty with proficiency, quality craftmanship and attention to detail required; and relevant certifications (e.g., HVAC, pool operator, EPA, HAZMAT) preferred
  • Education or equivalent to High School diploma/GED
  • One or more years' experience in multi-family residential property maintenance and repairs
  • Ability to read and interpret English language documents and write routine reports
  • Superior customer service skills and genuine enthusiasm for good resident relations
  • Able to work well with minimal supervision and contribute meaningfully to property team
  • Computer skills needed to record and retrieve records and to participate in online training
  • Analytical, organizational and time management skills to set priorities and meet deadlines
  • Valid CA driver's license required
