You will be responsible for training maintenance staff and ensuring the smooth running of upkeep or repair operations. An excellent maintenance supervisor must be reliable and have a great eye for detail. They must have technical skills and knowledge of various crafts such as carpentry, mechanics, plumbing, HVAC, electrical etc. Leadership and knowledge of administrative tasks such as scheduling are essential. The goal is to ensure that facilities are always in a good and safe condition. Responsibilities Perform general maintenance repairs Maintain complete knowledge of hotel facilities and functions Manage all preventative maintenance on the property. Install, maintain, repair, and operate hotel machinery, equipment, and related building systems. Prioritize, plan, schedule, assign and supervise the engineering department with preventative tasks, work orders, and special projects. Prepare weekly maintenance schedules and allocate work Supervises, trains and assists in the installation and construction off all work Perform daily and weekly property inspections. Ensure property, ground, and work areas are maintained to standard an that all safety equipment and condition are up to code. Contribute to the development of maintenance budget and ensure compliance Monitor inventory of materials and equipment, order accordingly Participate in coordination of projects (e.g. renovations) Ensure adherence to quality standards and health and safety regulations with timely and accurate completion of projects Promote sanitation, safety, security efforts, and guest services of the Hotel Submit recommendation and weekly progress report to the GM Submits requisitions and purchase orders for material needed to the GM for approval Follow hotel policy with lost/stolen items See that all installations, constructions, and operations comply with hotel and government agencies Adhere to hotel requirements for guest/employee accidents or injuries and in emergency situations Participate in OSHA/Safety programs within the hotel through awareness in everyday job functions Implement OSHA and ADA guidelines and programs Ensure staff reports to work as scheduled. Document any late or absent employees Recommend and/or initiate salary, disciplinary, or other staffing-related actions in accordance with company rules and polices Coordinate breaks and assign work duties to staff Provide proper training and reinforcement to meet standards and requirements Other duties as assigned Skills Knowledge of health and safety practices and regulations Understanding of budgeting and performance management Excellent planning and leadership abilities Effectively interact with all department heads Excellent communication and interpersonal skills Exceptional guest-focus and technical skills Vast knowledge of repairing/replacing plumbing systems, HVAC equipment, refrigeration and kitchen equipment Supervisory experience in maintenance or similar role Five+ years hands-on experience working on electrical, plumbing, painting, A/C, refrigeration repairs, etc. Five years of experience in building and hotel maintenance High school diploma/equivalent; Degree from a vocational school will be a plus Knowledge of swimming pool maintenance and chemicals Pool Certification preferred (if not, obtained within 3 months) Professional Certifications (e.g. CMRP or HVAC certified) are preferred Working Conditions Must be able to stand up and move about the property for the majority of shift Must be able to occasionally lift, carry, push and pull up to 100lbs. Must be able to perform simple grasping, fine manipulation, and repetitive hand and arm movements frequently, and squeezing and overhead reaching occasionally Must be able to bend, squat, crawl, kneel, push, pull, walk on uneven surfaces on a frequent basis Must be able to frequently handle objects and equipment to maintain the property Must be able to walk outside in a variety of weather conditions (rain, wind, heat, snow) Must be able to climb stairs occasionally. not indoors and outside in a variety of weather conditions Must be able to work in variable room temperatures Must be able to work with loud noises Must have good vision, with natural or with corrective lenses The Physical Demands described here are representative of those that must be met by an associate to successfully perform the essential functions of this job.
