While this role covers general commercial facilities maintenance, our primary focus is finding a specialist who understands the ins and outs of commercial overhead doors, roll-ups, and heavy-duty mechanical doors. Experience with bi-fold airplane hangar doors is a major plus . You will be responsible for bringing the doors across our entire property portfolio up to code, executing systematic preventative maintenance (PM), and responding to tenant maintenance requests. Our portfolio includes several self-service high-density storage facilities (including storage containers), a commercial office property, and specialized hangar spaces.

Key Responsibilities Primary Focus:

Garage Door, Bi-Fold Hangar Doors, & Motor Maintenance Installation & Repair:

Install, service, track, and repair various commercial overhead doors, high-volume storage roll-up doors, and heavy-duty mechanical doors.

Motor & Electrical Troubleshooting:

Diagnose, repair, and maintain garage door motors, opening systems, remote receivers, safety sensors, and low-voltage electrical controls.

Storage Facility Overhaul:

Complete a unit-by-unit sweep across all high-density storage facilities and storage containers. Inspect springs, cables, tracks, and drums to bring every single door up to strict safety and operational code.

Hangar Door PM:

Perform advanced preventative maintenance, structural inspections, and mechanical troubleshooting on specialized bi-fold airplane hangar doors .

Facilities Maintenance General Commercial Trades:

Electrical:

Diagnose and replace minor commercial electrical fixtures, switches, and commercial lighting.

Carpentry:

Perform basic structural framing, trim work, and general carpentry repairs.

Roofing:

Conduct routine roof inspections on office and storage buildings, identify leaks, and perform minor patches or gutter maintenance.

Qualifications & Requirements Specialized Experience:

Proven background in professional garage door installation, commercial overhead door repair, and garage door motor troubleshooting is required.

The Hangar Plus:

Direct experience working with large-scale bi-fold or hydraulic hangar doors is highly preferred and a major advantage.

Core Trades:

Solid foundational knowledge of basic commercial construction, including carpentry, basic electrical troubleshooting, and roofing inspections.

Mechanical Aptitude:

Exceptional hands-on troubleshooting skills; the ability to look at a failing mechanical system and independently diagnose the root cause.

Physical Demands:

Ability to lift up to 75 lbs regularly, work comfortably on ladders, scaffolding, or lifts, and perform physical labor in both indoor and outdoor environments.

License & Insurance:

Must hold a valid Driver's License with a clean driving record and be fully insurable under our company's commercial auto policy for travel between local sites.

Pay Range:

Starting @ $40 / hour. Candidates who can provide verified examples of past work, a strong portfolio, and proven expertise in specialized garage door/bi-fold systems may be considered for a higher starting rate
