This is a Multi-site role, the Rotation Technician is the primary responder for tenant maintenance requests and immediate property needs across our multi-family portfolio. The ideal candidate is a mobile, agile problem-solver who excels at addressing lived-in unit repairs and maintaining the high standards of our community common areas. You are a self-starter with a commitment to providing exceptional, timely service to our residents.

Key Responsibilities Tenant Service Requests:

Respond promptly to daily maintenance requests from residents to address issues such as leaks, minor malfunctions, or hardware damage in occupied units.

Maintenance & Repairs:

Perform light repairs including basic plumbing (faucets, toilets), electrical (switches, fixtures), general appliance troubleshooting, carpentry, and touch-up painting.

Property Rotation:

Travel between portfolio locations to address immediate property needs and ensure all sites meet Hello Management standards.

Preventative Maintenance:

Execute scheduled tasks to ensure equipment longevity, including replacing HVAC filters, testing smoke detectors, and swapping batteries or bulbs.

Grounds & Safety:

Maintain property cleanliness and safety by performing janitorial duties as needed, including trash removal, common area cleaning, and seasonal snow removal.

Digital Documentation:

Maintain accurate digital records by signing in/out of jobs via company software to log hours, update work orders in real-time, and document materials used.

Professionalism:

Uphold a professional and courteous demeanor when interacting with residents in their homes, as well as with colleagues and contractors.

Safety Compliance:

Strictly adhere to all safety protocols and regulations to maintain a safe working environment for yourself and the community.

Qualifications Experience:

Proven experience in general residential maintenance or a similar "handyman" service role.

Technical Skills:

Solid knowledge of general plumbing, electrical, drywall, and carpentry repairs.

Problem Solving:

Ability to troubleshoot maintenance issues in occupied spaces and perform repairs efficiently with minimal disruption to residents.

Communication:

Excellent interpersonal skills with the ability to interact professionally with residents and vendors.

Digital Proficiency:

Basic computer/smartphone skills for record-keeping and real-time communication via work order software.

Physical Stamina:

Dexterity to perform tasks that require bending, lifting, climbing, and operating equipment.

Mobility:

Valid driver's license and reliable transportation required for travel between properties and to procure necessary supplies. Education & Experience High School diploma or equivalent. Vocational or technical training in maintenance or a related field is preferred.
