A working Maintenance Technician that has experience with 200+ units or greater and can assist in managing property / unit renovations. Description The Maintenance Technician is responsible for all physical operations of the property, particularly preservation and maintenance of the asset, managing to owners' objectives as described in the operating budget, in accordance with policies and procedures defined by the company with the primary objective of increasing the net operating income of the property. Provide a quality living environment for the residents and establishing a positive working relationship with the property staff. Responsibilities
  • Responsible for all aspects of maintenance of the property, including resident satisfaction and contribution to property occupancy goals.
  • Contributes to the achievement of property financial goals through effective productivity of maintenance functions, without compromising quality.
  • Ensure that all vendors used on the property are approved and meet all requirements of the property.
  • Be able to apprise damage, determine the ability of the in-house crew to remedy the problem, and /or the need to hire outside contractors. A sound knowledge of fair market pricing for outside vendors and an ability to negotiate better terms for the property's benefit is a crucial skill.
  • Monitoring and direction of scheduling all maintenance personnel and vendors, making most efficient use of available resources and work force adherence to company policy and procedures.
  • Regular involvement with landscape and other service contractors, including monitoring compliance with contract agreements, and monitoring and resolution of liability exposures.
  • Directs workers engaged in painting, ground maintenance, repairs, and upkeep of buildings.
  • Studies production schedules and inspects completed work for conformance.
  • Establishes or adjusts work procedures to meet production schedules.
  • Suggests changes in working conditions and use of equipment to increase efficiency of work.
  • Responsible for ordering parts and materials, inventory control, management of the apartment turnover process, troubleshooting and repair of all mechanical systems.
  • Responsible for timely completion of service requests, including administration of the service order system.
  • Responsible for all maintenance records and accurate tracking of expenses, both cost and capital items.
  • When called upon, perform groundskeeper duties when necessary.
  • Monitors usable life of all appliances, fixtures, boilers, carpets, flooring, blinds, etc. to ensure maximum efficiency and for planning capital purchases.
  • Effectively communicates in writing anticipated capital needs and maintenance requirements for the operating budget.
  • Responsible for providing front -line information, documentation, and training regarding any property specific special needs (asbestos, remediation plan, deficient plumbing systems, roofs, etc.)
  • Responsible for solicitation of outside vendor bids, establishing parameters, and appraising those bids for quality, conformance to specifications, cost savings, and recommending desired vendor to manager.
  • Responsible for management of all emergency services. Create and maintain an emergency plan for systems back up on the property. Pre-negotiation with vendors for over-time costs and emergency response time. Preparation of shut off maps and training for all staff to assist in emergency operations. Requirements
  • High school diploma or general education degree (GED).
  • 2 to 3 years of related experience.
  • A minimum of 1 year of residential multifamily maintenance experience.
  • Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, discounts, and interest.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions.
  • Must be proficient in most areas of apartments maintenance including plumbing, electricity, painting, drywall, floor covering, carpentry, locks, appliances, pools & spas, roof, and life safety equipment.
  • Must be able to function effectively in a customer service environment.
  • Ability to comprehend instructions, read and write reports and correspondence.
  • Ability to speak effectively before groups of customers / clients or employees of the organization.
  • Must be available for on call services.
  • Ability to solve practical problems.
  • Basic computer knowledge is required.
