Honesty, integrity as well as hard work are the core values of Beacon Management Corporation Maintenance Technician Individuals in this job classification will be required to be competent in a variety of skills in repair and maintenance work. It is preferred this person hold licenses in any of the following areas: electrical, plumbing, HVAC, or general construction. They must be capable of lifting at least 50 lbs. and setting year-round maintenance schedules as well as making decisions for replacement of materials, appliances, carpeting etc., This position must be familiar with current prices for all materials in his/her job-related field. He/she is responsible for scheduling other maintenance activities, preventive maintenance programs, and the training of lesser skilled maintenance personnel. The maintenance technician reports directly to the property manager. The maintenance technician must understand that outstanding maintenance service and housekeeping standards are essential to the overall success of the apartment community. The maintenance technician performs, assists or super vises all maintenance and housekeeping activities on behalf of the property manager. The maintenance technician is also responsible for meeting the demands of all work orders within 24 hours and turning vacant units, generally, within a five-to-seven-day timeframe. This is critically important. Also, the maintenance technician is responsible for following established preventive maintenance programs as well as maintaining an adequate inventory of parts and supplies that are necessary to perform normal maintenance activities. The primary working relationship is with the property manager and it is the responsibility of the maintenance technician to establish maintenance priorities, authorize expenditures, and provide whatever assistance and training is necessary in order to achieve the maintenance goals. Cost effective maintenance requires that the maintenance technician be able to perform well to eliminate the necessity of employing outside contractors. "Part changing" must also be eliminated to allow for stocking of materials as well as time and efficient turning of units. In addition, the primary responsibility of the maintenance technician is to support the leasing goals of his/her property by supporting his/her property manager in the following specific areas: A.
Landscaping upkeep and exterior maintenance:
1. Daily sweeping and trash pickup in the parking lots, common and lawn areas. 2. Daily laundry room cleaning. 3. Additional exterior repairs as needed; i.e., replacing/repairing exterior doors, reattaching loose trim or fascia, replacing exterior light bulbs, replacing broken windows and screens, etc. B.Vacant apartment turns:
1. Assist the property manager with monitoring and coordinating all on-site contractor activity necessary for make ready repairs. 2. Make all necessary repairs needed by utilizing the make-ready checklist. 3. Timely turning of the unit to make rent ready in 5-7 days. C.Occupied apartments:
Monitor the incoming work orders throughout the day to assure timely completion of all requests according to the directions received from the property manager. D.Preventive maintenance:
Monitor all preventive maintenance charts and logs as established by and in conjunction with the property manager for timely completion. E.Other Du ties:
Any other duty as assigned by the property manager, regional asset manager or any other supervisorQUALIFICATIONS
