EPA Certification Full Job Description Position Summary:
The Maintenance Technician II performs maintenance functions in the community, including rental units, residential common areas, offices, grounds, and parking lots. The role requires a highly diversified base of knowledge and skills needed to maintain the property to satisfy ownership objectives. The Maintenance Technician III requires a strong skill set in the maintenance trade and will guide/mentor Maintenance Technicians I and II. This position is successful when all work orders are getting done correctly and vacant units are getting ready within the standard protocol time with the company. Duties Diagnose and make repairs in such areas as but not limited to, appliances, carpentry, hardware accessories, masonry, painting and basic electricals, plumbing, and HVAC. Complete Assigned Service requests and repairs consistent with company procedures. Assist in preparing vacant apartments for market-ready status in accordance with company standards. Perform maintenance service orders associated with preventive maintenance programs, building and safety inspections, and annual unit inspections. Maintain Grounds and curb appeal through snow removal, landscaping, and trash management activities. Be available for on-call activity during off hours and emergency based on predetermined schedules and needs.Minimum Qualifications and Requirements:
High school diploma or GED with 5 or more years of related experience or an advanced degree with a minimum of 7 years of related experience[FZ3] knowledge of facilities management standards, concepts, practices, procedures, and policies with the ability to apply them Knowledge of electrical, carpentry plumbing, appliances, and HVAC, and Customer service, written communications, oral communications Knowledge of computers and facility software Ability to provide guidance and mentorship to junior team members Ability to communicate effectively both orally and in writing. Ability to be flexible and adaptable in various situations. Ability to work independently and dependently in a team-driven environmentPreferred Qualifications and Requirements:
Experience with Asbestos and lead based paint Professional certifications such as CAMT or CFC Universal are preferredPhysical Demands and Work Conditions:
The person in this role must be able to position him/herself (ex: kneel, crawl, crouch down) to fulfill the essential functions of the role more than half the time. The person in this role must be able to spend time walking more than half the time. This position requires the ability to remain in a stationary position (standing and/or seated more than half the time. This position requires the ability to spend less than half the time viewing computer monitors. This position operates machinery and/or equipment that requires the constant use of hands/fingers/wrists (ex: typing, sweeping, slicing deli meat, operating the Point-of-Sale system, etc.) more than half the time. This position's work area is climate-controlled (heat/AC) less than half the time. This position requires work outdoors more than half the time. This position is exposed to hazard/chemical materials less than half the time. The person in this position must be able to identify and distinguish between colors all of the time. This position operates heavy machinery less than half the time The person in this position must be able to maneuver (lift, move, carry, slide, etc.) 40-75lbs.Travel Requirements:
This position does not commute between regional offices/distribution centers. This position requires overnight travel less than 25% - 50% of the time. This position requires on-call or emergency response travel 50% - 75% of the time.Other Duties:
