Job Description

About the Role We're seeking a Maintenance Technician to join our brand-new Independent Senior Living community, Trailwinds Retirement, opening soon ! In this role, you'll partner closely with the construction team prior to opening, gaining hands-on knowledge of the building from the ground up. After opening, you'll take pride in keeping our community running smoothly by delivering exceptional general maintenance and custodial support; from beautifully maintained common areas to comfortable, well-cared-for apartments. With a service‑excellence mindset, you'll build positive relationships with residents, guests, vendors, and fellow team members, helping create a welcoming place our residents are proud to call home. What We're Looking For Must be at least 25 years of age or older with a valid driver's license, clean driving record, and confidence driving a community shuttle bus. A minimum of three (3) years of hands-on maintenance and custodial experience within hospitality, multifamily apartments, or senior living. Ability to work Monday-Friday 8:00am to 4:30pm with flexibility to respond to community maintenance emergencies as needed outside of traditional hours. Skills and experience with HVAC systems, preferred. A high school diploma or GED. Basic knowledge of computer systems and technology. Organized and self-motivated work style with strong communication abilities and a calm, positive approach in a fast-paced setting. Provides respectful, service-minded communication with residents, fellow team members, and outside contractors. Ability to safely use a variety of tools, from hand tools and vacuums to pressure washers, carpet cleaners, paint equipment, chemicals, small hand tools and ladders, etc. Willingness to work outdoors in all seasonal temperatures. Key Responsibilities Address and resolve resident maintenance requests involving plumbing, electrical, HVAC, and general repairs. Execute apartment turnovers within three (3) business days, including paint touch-ups and carpet cleaning. Perform quarterly air‑conditioning filter changes in all units. Complete and record monthly safety inspections for fire and emergency systems. Manage maintenance inventory, ordering needed parts and supplies. Maintain the structural integrity and appearance of community common areas. Clear sidewalks to keep them compliant with safety standards, including snow and ice removal. Ensure proper removal of trash from building and grounds. Coordinate and schedule service for HVAC systems, elevators, fire/sprinkler systems, generators, and landscaping vendors. Monitor contractor performance to uphold RLC's standards. Operate the community shuttle bus for resident transportation needs. Conduct scheduled bus inspections and routine maintenance. Participate in resident onboarding through the RLC Orientation process.
