Job Description

Description The Senior Maintenance Mechanic provides general facility maintenance services and operations, including plumbing, light carpentry, painting, plastering, electrical maintenance, HVAC maintenance, general operations, and at times limited landscape and grounds maintenance should it be warranted. Further, the Senior Maintenance Mechanic resolves the more complex questions and problems that arise in maintenance, operations, and repair of buildings, equipment, and systems throughout the College. Essential Functions/Duties As assigned by Superintendent, directs, and supports technical support staff including Maintenance Mechanics and Maintenance Technicians on specific jobs, work orders, and projects. As assigned by and under the supervision of the Superintendent, develops and implements preventive maintenance and repair programs and procedures for specific areas and operations of the College. Ensures that all building and physical plant systems are fully operational and are inspected in accordance with accepted standards. Maintains logs and reports these inspections to the Superintendent weekly
  • or immediately if not operational.
Maintains current knowledge of all applicable federal, state, and local safety and environmental laws and regulations, and ensures compliance. Acts as a source of direction and resource for the peer-training and guidance of the less experienced staff. Promptly and professionally responds to service requests, including hot calls, cold calls, and odor complaints. Promptly and professionally responds to service requests from facility users for the troubleshooting, repair, replacement, and resetting of defective mechanical systems, electrical components, plumbing system, and/or the air conditioning systems. Contacts the Superintendent when the work is beyond the senior mechanic's capability, recommends course of action, then assists with the completion of the work as required. Inspects and examines fire detection, fire protection, and life safety systems and responds to all fire systems and emergency calls. Adheres to College and unit-level rules and procedures. Safeguards College assets and immediately reports assets found missing or in disrepair to the Superintendent. Follows all safety instruction provided to him/her and uses all personal protective equipment assigned to prevent accidents. Cycles and tests emergency generators. Checks and tests the energy management computer system operation, takes readings, and observes operations. Adjusts, repairs, resets manual bypass valves, and adjusts commercial air conditioning equipment. Perform various landscaping and ground maintenance activities as directed or as needed. Develops and completes work orders, maintains documentation of service requests, and provides excellent customer service. Keeps daily logs on major components up to date. Loads, unloads, and moves various materials and equipment as directed by Superintendent or as needed in situation. Performs electrical maintenance
  • including repairs or replacements of ballasts, switches, motors, controls, lighting fixtures, etc. Performs mechanical maintenance
  • including repairs or replacements of motors, switches, thermostats, humidistat, other minor repairs to equipment, etc. Performs plumbing maintenance
  • including minor plumbing repairs, leaks, repairs or replaces plumbing fixtures, minor soldering, and brazing, etc. Performs other maintenance
  • including painting, light carpentry, shelf installations, mounting of bulletin boards, cleaning & painting of equipment, stops drains, checks boilers, and water, gas, and sewer lines, lubricates non-sealed bearings, replaces, or cleans filters, etc.
Responds to requests to set-up of equipment and furniture for college events or scheduled functions. Safely operates various equipment including power tools, forklifts, motorized vehicles, and other equipment associated with a wide range of facility maintenance. Responds promptly to after-hours requests. Consistently create a better experience for those who interact and engage with Campus Operations. Performs other duties as assigned.

Demonstrated skill in completing assignments accurately and with attention to detail. Knowledge of standard tools, materials, practices of trades areas assigned. Knowledge of occupation hazards and safety precautions of trades. Physically able to perform tasks as outlined. Makes decisions within broad limitations of policies and within accepted standards. Ability to establish and maintain effective working relationships with a variety of people. Knowledge and understanding of college organization, goals & objectives, and rules & procedures. Ability to operate a motor vehicle. Must possess (or obtain within 30 days of hire) and maintain a valid Florida Driver's License throughout employment. Working Conditions/Additional Information As essential personnel will require coming in on evenings, weekends, holidays, during emergencies and other times when the College is scheduled to be closed. Travel between campuses is required. Exposure on frequent basis to several disagreeable elements or factors such as oil, dirt, heat, dampness, fumes, chemical dust, and noise. Salary and Benefits Information This position is level C17 . Required Education:
Graduation from a standard high school (or equivalent) is required.
Required Experience :
Minimum of four (4) years of related previous experience in a facilities maintenance role in one or more trades.
Preferred Experience:
Seven (7) years or more of related experience is preferred. Experience in higher education or other large, complex organizations is preferred.
