Job Title:
MAINTENANCE TECHNICIAN
Position Overview We are seeking a skilled and reliable Property Maintenance Technician to oversee the daily upkeep and physical integrity of our residential community. In this role, you will partner with the property management team to ensure a safe, fully operational, and welcoming environment for all residents. This position requires a proactive individual capable of handling routine repairs, addressing resident service requests, and maintaining both individual living units and public areas. Core Responsibilities Technical & Property Maintenance Execute daily work orders, troubleshooting, and general repairs across the property. Handle minor carpentry, painting, drywall patching, and surface restorations. Maintain and repair interior fixtures including doors, cabinetry, window treatments, and flooring. Perform basic electrical and plumbing tasks (e.g., replacing light fixtures, fixing outlets, clearing drains, and servicing toilets/sinks). Troubleshoot and service household appliances (washers, dryers, refrigerators, stoves). Assist with seasonal upkeep, including snow removal, waste management, and basic groundskeeping. Monitor utility/mechanical rooms and assist with HVAC-related troubleshooting as needed. Operations & Resident Relations Deliver exceptional customer service when interacting with residents, vendors, and team members. Facilitate the apartment turnover process (make-ready tasks) to ensure units are ready for new move-ins. Keep detailed records of completed work orders, inventory levels, and maintenance logs. Adhere strictly to OSHA safety standards, local building codes, and Fair Housing guidelines. Participate in the team's on-call rotation schedule to handle after-hours property emergencies. Help guide and onboard incoming maintenance staff when necessary.
Candidate Requirements Experience:
2 to 4 years of hands-on experience in residential or commercial property maintenance.
Language:
Functional proficiency in reading and writing English.
Tools & Transit:
Must possess a valid driver's license, dependable transportation, and a personal set of basic hand tools.
Availability:
Flexibility to work weekends, holidays, and emergency on-call shifts.
Credentials:
EPA/HVAC or CPO certifications are highly valued (or willingness to obtain them within the first 24 months of employment). Key Competencies Solid foundational knowledge of plumbing, electrical, and carpentry practices. Familiarity with residential appliance repair and HVAC systems. Strong problem-solving skills and a detail-oriented mindset. Physical Demands Ability to lift, carry, or push equipment weighing up to 80 lbs. Comfortable standing, walking, bending, and kneeling for extended periods. Capable of working safely on ladders (up to 30 feet) and navigating confined spaces. Willingness to work in both indoor and outdoor environments under various weather conditions.
