Job Description

GENERAL:
Implement and maintain programs for the operation and maintenance of the Hotels equipment, physical structures and landscaping in compliance with brand standards, and applicable code regulations. Protect hotel assets, guests, and employees to ensure optimum operations, and maximize customer satisfaction. Report all damage, mechanical deficiencies, suspicious activities, theft in accordance with the Hotel management procedures and standards.
ESSENTIAL DUTIES/RESPONSIBILITIES
Perform a variety of work including installation, repair, testing and ongoing maintenance. Respond to and resolve various calls for routine and emergency service. Troubleshoot problems, initiate repairs, and call for outside contractors where appropriate. Maintain and clean Pool. Maintain adequate levels of Pool Chemicals. Maintain exterior grounds, landscaping and structure of hotel. Implement and manage the maintenance department's budget and objectives consistent with maintaining a first class property and management's expectations. Perform preventive and routine repair to keep physical structure and equipment operating in proper working condition. Implement all Emergency Programs, conduct inspections and drills, ensure compliance with all codes and regulations, train other employees and maintain accurate records to ensure a safe environment. Ensure safety, convenience and satisfaction of guests and employees. Coordinate renovation, repair and testing tasks with various contractors.
OTHER DUTIES/RESPONSIBILITIES
Perform special projects and tasks assigned by GM. Communicate work order status and room status with other departments. Ability to provide information and services to hotel guests, staff and management. Travel maybe required for training classes and local purchases of parts and tools. Operate Hotel Van to transport guest and employees in a safe secure manner. May be required to work nights, weekends, and/or holidays.
SUPERVISORY DUTIES
Inspect work performed by outside contractors. Supervise maintenance task performed by other hotel employees.
JOB QUALIFICATIONS & ABILITIES
Ability to communicate information and hotel services to management, guests, staff and contractors. Normal hearing, vision, and communication skills. Methods, tools and equipment used in the maintenance and repair of hotel systems including but not limited to electrical, HVAC and mechanical systems. Knowledge and proper use of "Lockout/Tagout" procedures. Knowledge of occupational hazards and standard safety practices. Any applicable regulatory laws and codes. Regulations regarding the use, storage and disposal of hazardous materials. Heavy or moderate lifting, carrying, kneeling or climbing.

Lifting or Carrying:
up to 70 lbs. Operating motorized equipment. Ability to distinguish color, near visual acuity for the inspection and maintenance of small equipment or parts. Must have a valid Driver's License at all times, with a driving record that meets or exceeds current Hotel Van operations insurance policy requirements.
EDUCATION/FORMAL TRAINING
Vocational or trade school diploma preferred. High School diploma or equivalent required. Any certification or training required for operation of Hotel (Franchise Mandated or Regulator Agency Mandated).
EXPERIENCE
Any combination of experience and training that would likely provide the required knowledge and abilities is qualifying.
MATERIAL/EQUIPMENT USED
Chemicals/Agents used for water treatment, cleaning, laundry, degreasers, coil cleaners, paint, and paint thinners. Protective clothing includes facemask, goggles, and rubber gloves. Power and hand tools include pliers, screwdrivers, wrenches, drills, saws, hammers, etc. Various types of electric multi-meters, test equipment, test kits, and chemical kits.
ENVIRONMENT
Primarily prolonged standing, walking and climbing stairs indoors in thermostatically climate controlled work area under various lighting condition. Walking and climbing stairs outside the property under various weather conditions.
