Job Description

We're looking for a hands-on hotel maintenance technician who can keep guest rooms, back-of-house, and exterior areas safe, clean, and fully operational. This role is very practical —fixing what breaks fast, preventing repeat issues, and keeping rooms in service.
Duties / Responsibilities
1) Guest room repairs Room door & lock issues Diagnose and repair electronic locksets and door hardware (handles, latches, strikes, hinges, closers) Fix "won't latch / won't open / misaligned" doors, adjust strikes, tighten loose hardware Replace cylinders/cores, maintain spare keys, resolve "manual key access" problems Secure doors after damage and coordinate permanent replacement Window
AC / HVAC
troubleshooting Diagnose no-power, no-cool, tripping breaker/GFCI, fan not running, freezing, leaking Clean filters/coils, clear condensate drains, check airflow Replace simple electrical items as needed (plugs/cordsets where applicable, capacitors, thermostats—based on skill level and local code) Basic room upkeep: patch/paint touch-ups, drywall repair, caulking, tile/grout fixes, curtain/blind hardware, furniture repairs 2) Plumbing & electrical Fix toilets (flappers, fill valves), unclog drains, repair faucets/showerheads, stop leaks ASAP to prevent water damage Replace outlets/switches, light fixtures/LED drivers/ballasts, breakers/GFCIs (within permitted scope) Troubleshoot "no power" issues in rooms (outlet dead, breaker tripped, GFCI upstream) 3) Appliances & guest comfort Diagnose/replace microwaves, mini-fridges , TVs/basic mounting issues, smoke detectors (per policy), in-room coffee makers as applicable Keep a small, organized spares inventory (common bulbs, faucet parts, lock screws, strike plates, AC filters, etc.) 4) Low-voltage / comms / security systems support (important for us) Basic troubleshooting for: CCTV cameras / NVR / PoE ports (identify dead camera vs cable vs PoE port vs configuration issue) RJ45/network cabling basics (test, re-terminate, label, report bad runs) Phone/comms room issues (power cycling/visual checks, verifying what's unplugged, coordinating with vendors) Escalate appropriately to vendors/IT when beyond scope—while providing clear diagnostics and photos 5) Preventive maintenance (reduce repeat breakdowns) Run a simple PM schedule: Weekly room spot checks (locks/doors, AC performance, leaks) Monthly filter/coil checks on window ACs where needed Exterior lighting walk, trip hazards, stair rails, signage Back-of-house equipment checks (laundry area, water heaters/utility rooms as relevant) Maintain a "repeat issue" log and propose fixes that stop recurring failures (e.g., door alignment root causes, AC drain routing, camera cable labeling) 6) Work orders, vendors, and documentation Use a CMMS / work-order app to: Log issue, diagnosis, parts used, photos before/after, time to completion Coordinate contractors for specialized work (HVAC refrigerant, major electrical, roofing, large carpentry, etc.) Keep basic records: serial numbers where needed, warranty info, vendor contact notes 7) Guest-facing professionalism & safety Be respectful and calm when working around guests; prioritize safety and minimize disruption Follow OSHA-safe practices, ladder safety, PPE, chemical handling, and "make safe first" approach Immediately escalate any life-safety issue (fire alarm concerns, exposed wiring, active water intrusion, security risks) Requirements Proven experience in hotel/motel or facilities maintenance (or strong general maintenance background) Comfortable troubleshooting in these areas: Door hardware & locks (alignment, latch/strike issues, basic lockset replacement) Window AC/room comfort troubleshooting (filters/coils/drains/power issues) Basic plumbing (toilets, faucets, leaks, clogs) Basic electrical (lights, outlets/switches, GFCI/breaker troubleshooting) Able to use a smartphone and a CMMS/work-order system consistently (notes + photos) Strong English communication (written and verbal); can explain issues simply to managers/front desk Dependable, able to work independently, prioritize urgent room-out-of-order items Must be able to lift heavy weights, climb ladders, and do physical work safely Valid driver's license (preferred) and reliable transportation Preferred / Nice-to-have Hotel lock system familiarity (common brands used in economy hotels) HVAC certifications (e.g., EPA 608) or meaningful HVAC hands-on experience Basic networking / PoE camera familiarity (helpful for our
