Job Description

POSITION PURPOSE
Painting Prep and paint interior and exterior surfaces, equipment, property roadways, parking lot stripes, sand and refinish woodwork, bridge and drywall repair. Repairs & Maintenance Perform property Preventative Maintenance, regular Maintenance SOP's, and tasks.
ESSENTAIL DUTIES AND RESPONSIBILITIES
Painting Clean and prepare surface for painting. Apply paint, varnish, shellac or other liquid materials with a brush, roller, or spray gun to properly prepared surfaces. Apply properly the necessary finish coats. Repair painted surfaces and wall covered surfaces. Learn proper preparations, matching paint, and different sheens and surfaces. Organize and maintain paint shop. Keep records as required, complete and submit work orders. Develop and maintain schedule for quarterly, bi-annual, and annual paint projects. Know proper and safe handling of chemicals utilized. Repairs & Maintenance Learn how to maintain, repair and trouble shoot light electrical/mechanical systems (e.g. HVAC and Plumbing) and other resort/condo equipment. Review maintenance problems, complaints and work orders to prioritize and schedule work. Troubleshoot and diagnose malfunctioning mechanical systems and equipment. Inspect property to identify potential and current needs. Perform Preventive Maintenance (PM) assignments on a scheduled basis. Service the resort/condo pool, including adjusting chemicals and cleaning filters. Service koi pond Complete Maintenance logs. Performs tasks at a professional level of capability, knowledge in a trade commonly used in hotel/condo engineering and facilities Maintaining inventory of supplies and parts and inform Manager when needed Perform other duties as assigned.
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. EDUCATION and/or
EXPERIENCE
High school diploma or general education degree (GED)or one to three years related experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLS
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively to Owners, Guests, Vendors, and employees of organization.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
REASONING ABILITY
Ability to apply common sense understanding to carry out detailed written or oral instructions. Ability to deal with challenging situations and find solutions.

As required due to specific job functions.
PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Must be able to lift a minimum 50 pounds. Must be able to bend and crouch and capable of passing pulmonary exam for respirator usage.

The noise level in the work environment can be loud.
