Maintenance Director Position Summary The Maintenance Technician / Painter is responsible for performing a wide range of maintenance, repair, and painting duties to ensure the safety, functionality, and appearance of the NewAldaya Lifescapes campus. This role requires a higher level of skill and independence, with the ability to complete painting projects and general repairs with minimal supervision in a senior living/healthcare environment. Essential Duties & Responsibilities Independently perform maintenance and repair tasks , including basic plumbing, electrical, drywall, and carpentry work Complete interior and exterior painting projects , including surface preparation, patching, finishing, and touch-ups with a high-quality standard Diagnose and troubleshoot routine maintenance issues and complete timely repairs Carry out preventative maintenance tasks and equipment inspections Assist with facility improvements, renovations, and project work as assigned Support groundskeeping functions (mowing, trimming, snow removal, seasonal upkeep) as needed Respond promptly to maintenance requests and work orders , prioritizing resident safety and comfort Identify and proactively report safety concerns, equipment issues, and facility needs Maintain organized workspaces, tools, and inventory of supplies Ensure compliance with OSHA, CMS, infection control, and facility safety standards Interact professionally and respectfully with residents, families, and staff, maintaining a strong customer-service focus Qualifications High school diploma or equivalent required 1-3 years of experience in maintenance, painting, construction, or related field Demonstrated ability to work independently and manage assigned tasks Strong working knowledge of hand tools, power tools, and repair techniques Experience with commercial or residential painting preferred Ability to troubleshoot and complete projects with minimal supervision Strong attention to detail, organization, and follow-through Physical Requirements Ability to lift, carry, push, and pull up to 50 pounds Ability to stand, walk, bend, climb ladders, and perform physical work throughout the shift Ability to work indoors and outdoors in varying conditions Manual dexterity to safely operate tools and equipment Work Environment Senior living and healthcare setting Regular interaction with residents, including those with physical or cognitive limitations Exposure to maintenance equipment, tools, and cleaning/painting materials Must follow all facility safety standards and regulatory requirements Key Competencies Ability to work independently with minimal supervision Problem-solving and troubleshooting skills Quality workmanship and attention to detail Reliability and accountability Professional communication and teamwork Commitment to resident-centered care Why Join NewAldaya Lifescapes Stable, mission-driven organization serving older adults Supportive and collaborative team environment Opportunity to expand maintenance and facility skills Work that directly contributes to a safe and welcoming community EOE
