Job Description

Job Summary:
The Facilities Management Tech II is responsible for ensuring the operational integrity and functionality of the facilities maintenance department. This position reports and works closely with the Facilities Management Tech I. Facilities Management Tech II focuses on preventative and reactive maintenance of assigned properties, which includes HVAC service, electrical, plumbing, finishes, hardware, grounds, and inspections. Additionally, the Facilities Management Tech II plays a key role in handling paperwork, overseeing laborers, subcontractors, and occasionally carpenters, while also maintaining financial responsibility within set limits to complete tasks. The duties in this job description are not all-inclusive; additional duties may be assigned.
Duties/Responsibilities:
General Maintenance (Demolition, HVAC Service, Electrical, Plumbing, Finishes/Repairs, Hardware) Perform necessary demolition while being aware of possible hazards that could be involved e.g., electrical, housekeeping, and structural integrity. Perform preventive maintenance activities on building equipment including filters, belts, bearings, and cleaning of the building units and equipment. Troubleshoot and repair HVAC, pumps, switches, etc. Assist Senior Maintenance Technicians and subcontractors with major repairs. Repair and replace bulbs, ballasts, receptacles, etc. Troubleshoot circuit outages and make minor repairs. Performs common plumbing repairs items including toilets, sinks, faucets, piping, etc. Repair and paint minor wall damage. Replace ceiling tile, floor tile, wall tile as needed. Adjust and repair doors, windows, furniture etc. Groundskeeping Seasonal grounds maintenance. Perform maintenance on irrigation systems and other outside water systems such as fountains and ponds. Inspections Assist with facility inspections as part of contracted services for residences and commercial buildings. Coordinate and assist with external contracted inspections, including fire alarms, sprinkler systems, backflow preventors, etc. Supervision of Others May oversee a team, which could include Laborers, subcontractors, and occasionally carpenters. Provide guidance, delegate tasks, and maintain effective communication to complete tasks in a timely manner. Documentation Complete and enter information for work orders, hours, materials, inspections, and work completed in designated system. Keep accurate and up to date coding of issued credit card. Review and approve invoices as needed. Secure subcontractors as needed. Safety Follow all safety procedures that could affect the safety of staff, public, and building safety including proper PPE, fall protection, ladder safety, electrical, and housekeeping.
Qualifications:
Ability to perform non-licensed maintenance work. A Valid Driver License is required.
Physical Requirements:
Physical fitness and endurance to handle the demands of lifting, carrying, and performing manual labor, including lifting up to 50 pounds.
Mobility:
Ability to work in various weather conditions and perform physically demanding tasks. This may involve walking, climbing stairs, and navigating uneven terrain. While performing the duties of this job, the employee is frequently required to stand, walk, bend, kneel, and climb for extended periods of time. Ability to perform in a high-paced environment.
